Farmingville started as an area with family-owned farms, but today, brand-new townhouses, apartments and single-family homes fill this residential town in Long Island. “Farmingville has more apartments than surrounding areas, but it’s a quiet residential town without much industry. They have a lot of entertainment, like car shows and concerts. It’s also in the middle of Long Island, close to the expressway,” says Larry McKenna, a team leader and licensed real estate agent with Signature Premier Properties who has over 17 years of experience helping homeowners in Farmingville and other Long Island towns. Interstate 495 runs along the southern border, and residents who commute into central New York have a short drive to Ronkonkoma Station to catch the train. With no sidewalks to take up space, residents live in Cape Cods or ranch-style homes that sit on large yards, often with a pool in the backyard, and usually sell for $435,000 to $625,000. “There is some new construction happening, but it’s very limited. You might see a developer buy a home with 2 or 3 acres, tear it down, and build a couple of new ones, but it’s few and far between,” McKenna says. The newer homes built as recently as 2024 feature Cape Cod-style designs and can sell for $650,000 to $745,000. The Arboretum is also growing with apartments and rental townhouses. The CAP Index score gives Farmingville a crime score of 2 out of 10, with 4 being the national average.

Champions cheer at Sachem High East
Students head to Waverly Avenue Elementary School every morning for class and later attend Sagamore Middle School, both of which get B-plus ratings from Niche. Sachem High School East welcomes students to learn and join one of their many championship-winning teams, such as the cheerleading squad. Niche gives Sachem High East an A-minus. College students don't have to travel far to get to class at Suffolk County Community College, just north of the town.

Shopping local or catching a concert at Bald Hill
From May to September, the Triangle Park for the Farmers, Artisans, and Friends Market welcomes residents to shop and dine with their neighbors. Some visit the Catholic Health Amphitheater at Bald Hill for the Maggio Environmental Summer Concert Series to see musicians and artists from different genres perform. McKenna says Bald Hill also organizes car shows and a spectacular Fourth of July fireworks display. The Farmingville Resident Association gets neighbors together for comedy nights and annual community spring cleaning events. McKenna also mentions Farmingville puts on a street fair every June for vendors to drum up business and neighbors to enjoy a fun day together. The Chamber of Commerce blocks off Portion Road to make room for the beer garden, car show, chalk competition, live music stage and local vendors.

Taking the express line at Ronkonkoma Station
Commuters heading into central New York start their commutes at the Ronkonkoma Station. This station has plenty of parking, frequent train arrivals and an express route to New York City. Those who want to drive about 16 miles to spend the day on the north or south shores can use Middle Country Road to connect to Interstate 495. Some travel 7 miles to the Long Island MacArthur Airport to catch a flight for work or a vacation.
