Fayetteville has existed for over 200 years and even inspired "Gone With the Wind," whose author, Margaret Mitchell, had family ties to the area. Today, this small city of over 20,000 continues making cinematic history. While Fayetteville maintains a historic character downtown, the second-largest movie studio in the U.S. opened on its western side in 2022, where every Marvel film has been created since. "They have constructed this whole community around it. So, there's houses and condos, and a whole city with really nice restaurants and shops and activities," says Realtor Ashley Barrett of Dwelli, who was raised here. "It grew the population a lot and just the appeal because following that they really renovated the downtown area." Another major employer is Atlanta's largest airport, Hartsfield-Jackson Atlanta International Airport, 15 miles away.

Living in Town at Trilith, downtown or the countryside
As Fayetteville blossoms, it’s meeting different lifestyles. "You can live downtown or in Trilith and be close to everything. Or you can live in the more rural parts of Fayetteville and have more acreage – 5 or 10 acres," Barrett says. New construction is cropping up on the outskirts of town and in Trilith. Downtown Fayetteville naturally has some of the city's oldest homes but also offers newer condos and townhouses. Platinum Ridge is one of the most upscale neighborhoods with estate-style properties on at least 5 acres, fetching over $1 million. The city's median home price is around $360,000, less than 3% lower than the state median.

Home to Georgia Military College
Fayette County Public Schools earns an A rating on Niche. The district has 25 schools, 14 of which are elementary schools. Fayetteville's eclectic dining scene
The city has three distinctive shopping areas and more options lining the highways. Fayette Pavilion offers an assortment of box chains, while downtown Fayetteville is a hub for small-town businesses housed in 19th-century Colonial Revival storefronts. The Town at Trilith blossoms with upscale eateries and boutiques, blending modern and old-world vibes through cobbled streets and brick architecture. In 2025, Trilith Live is set to open an 1800-seat venue with two live television stages and more shops and eateries. Wooded trails at Ridge Nature Area
City Center Park is Fayetteville's newest recreation spot, and it's right beside Line Creek Brewing Bus Barn, a local brew pub that debuted in 2021. The park connects to an existing community garden and brings a dog park, event lawn, more playgrounds and walking paths to the city. The 235-acre Ridge Nature Area is the city's largest green space, with 6 miles of trails winding through diverse forest. Fayette Environmental Education Center offers community workshops and nature walks. The center is built within a former boarding house where Margaret Mitchell's grandmother once lived. Dickson Springs Park has a small fishing lake. Fayette County's larger fishing and kayaking spots include lakes Peachtree, Kedron and Horton.

Live music and amusement park rides in Fayetteville
Downtown's Miracle on Main Street is a signature event in Fayetteville, featuring a Christmas parade and holiday market. Downtown also hosts a summer concert series each year at The Ville Amphitheater. Fun Spot America, the local amusement park, has been living up to its name since 1990.

Fayette County weather
With its many lakes and creeks, some parts of Fayette County are in flood zones, but there hasn't been a major flood since 1994. Fayetteville experiences hot summers and short winters. A tornado touched down in the county in 2025, downing power lines, uprooting trees and damaging some homes.

Minus the sound of crickets in the summer months, Kenwood residents don’t have to worry about noisy neighbors. Located 5 miles north of Fayetteville and 20 miles south of Atlanta, this idyllic semirural community features homes that are well spread out from each other. Yet, amenities are just a short drive away. “Kenwood is the hidden gem of the metro Atlanta area,” says Danielle Rudolph, a real estate broker and developer with Rudolph & Co. Real Estate and Development, who has been selling homes in the area since 2021. “The reason why people want to live out there is because you have the ambiance of nature. People like having large acreage, mature trees and privacy. It’s very peaceful. Plus, it’s easy to commute to Atlanta in and out of the Kenwood area and the airport is minutes away.”
Most properties in Kenwood sit on half an acre or more with mature oak and cedar trees that are common to the area. However, there are a few pocket subdivisions with homes on smaller lots, closer to their neighbors.
The average sales price hovers around $425,000. Homebuyers can find a three-bedroom ranch-style home with roomy front and back yards in the $300,000 to $400,000 range. For $500,000 to $800,000, larger colonial-style houses sit on an acre or more. Luxury properties can reach the millions here, often occupying two-plus acres and including seven or more bedrooms, high ceilings and open floor plans. “Buyers like this neighborhood because it’s mature,” says Greg Boston, a senior agent with Redfin, who specializes in the area. “There’s not a lot of new construction, and people have been in their homes a while.”
Public school students may attend North Fayette Elementary, Flat Rock Middle and Sandy Creek High. Park of the Fayette County Public Schools system, the schools earn B-plus, A-minus and B Niche grades respectively. Home of the Patriots, Sandy Creek High boasts a state-championship-winning football team.
Residents are 20 miles from Atlanta and 11 miles from the Hartsfield-Jackson International Airport via Route 279 North. Fayetteville can be reached with a 5-mile drive south on Route 314.
Just 3 miles south of the community is the Fayette Pavilion shopping mall, an outdoor series of adjoining strip malls offering everything locals need, from retail and dining to entertainment and groceries. Residents can stop by Publix to pick up ingredients for dinner or eat out at one of the various chain restaurants, like Olive Garden and La Parrilla Mexican Restaurant. There’s also a Home Depot, Walmart and Cinemark Tinseltown theater.
For an evening out, Line Creek Brewing Company on City Center Parkway in Fayetteville is a popular spot for craft beer and live music. The watering hole is kid-friendly and has its own playground.
Kenwood Park on Route 279 is the centerpiece of the community. At 172 acres, the park features two playgrounds —one for older kids and another for younger kids. There are also multiple sports courts here, for tennis, basketball and sand volleyball, and a soccer field surrounded by a track is a great spot to run or kick a ball around. Several other options are available in Fayetteville, like The Ridge Nature Preserve on Burch Road. With seven miles of trails that wind through the woods, it’s a popular spot for hiking, running and mountain biking. “Fayetteville is a place where people like to get out,” Boston says. “There are bike trails, park areas and outdoor breweries. It’s a nice area to be outdoorsy.”
Fun Spot America theme park is just east of the community, offering a variety of rides from bumper cars to roller coasters.
