This peninsula is an enclave in Clay County

There is some debate as to whether Fleming Island is indeed an island, but what is undeniable is that residents can only arrive on this peninsula-like community by bridge or boat. The neighborhood has major recreational draws that create a relaxed lifestyle. "Fleming Island has homes situated on the St. Johns River, which is great for those looking for a relaxed waterfront lifestyle. The area attracts people who partake in water sports like paddle boarding and kayaking," says Michele Tremblay, a Realtor with Keller Williams Realty Atlantic Partners with over three years of selling experience in the region. "Florida is a year-round golfing destination and there are three golf clubs on the island." People typically store their personal boats on their property, and the area is known for its robust school system.

Locals enjoy a lush, waterside backdrop

Fleming Island contains over 300 acres of shared green space, and among the largest is Moccasin Slough Park. The expansive water-fed woodlands and hiking paths include several fitness stations. "Fleming Island has lush green spaces with parks, nature trails and more scenic waterfront views," Tremblay says. Black Creek Park and Trail are popular for mountain biking and provide an alternate traveling route throughout the community. Many head to Doctors Lake Park for watercolor sunsets and fishing on the pier. The public space also includes a boat ramp and kayak launch to explore the water. St. Johns River borders the eastern side, which brings recreational boaters to the Intracoastal Waterway.

A wide range of pricing

Most of the community's housing developments were built after the late 1980s and the community continues to see new developments. "You have upscale master-planned, gated communities with resort-style amenities, such as Margrets Walk and the waterfront community Hibernia Plantation," Tremblay says. Often, subdivisions provide residents with private parks and neighborhood pools. Pricing ranges between $300,000 and $400,000 for a townhouse or villa, while detached homes enter the market between $300,000 and $2 million. Many homes along the water offer spectacular views and private docks to cast out and explore the waterways. Fleming Island residences have a moderate risk of flooding, but properties closer to natural and manmade bodies of water are the most susceptible.

Taking to CR-220 and nearby cities

Residents take to County Road 220 for shopping and dining. Shoppers visit Publix and Fresh Market for groceries as well as big-box stores for home goods. Coastal living is an open invitation to enjoy fresh seafood. Those entering Fleming Island from the west are greeted by Whitey's Fish Camp, one of the longest-running dining locations in Clay County. Locals may also access the establishment by boat and enjoy dockside seating. At Corky Bells Seafood & Steaks, patrons order scallops, cheese grits and frog legs off the menu. V Pizza & Tap Garden is a laid-back spot where locals dine in the beer garden or cocktail bar. The establishment has an active schedule with music bingo, trivia nights and live music throughout the week.

"Fleming Island has lots of shops and restaurants in the community but is also very close to Jacksonville and St. Johns County," Tremblay says. Although residents can remain on the island for shopping and medical necessities, there are additional options nearby. "Locals like being close to Middleburg and Green Cove Springs because they have cute little downtowns with a shopping and dining scene," Tremblay says. Most establishments in Fleming Island are closed by 10 p.m., so locals visit Jacksonville's beach communities or St. Augustine for nightlife.

Students are zoned for highly-rated schools

Clay County School District is rated as the No. 6 best school system in the state, and Fleming Island children attend some of Clay County's best schools. The community is zoned for three elementaries; Thunder Bolt Elementary and Fleming Island Elementary receive A grades from Niche. Middle schoolers leave the island to attend Green Cove Springs Junior High, which has an A-minus. Fleming Island High is the top high school in the county, with an A grade from Niche. According to Niche, each public school ranks among the best in the county. Students of all grade levels may attend the public charter, St. Johns Classical Academy, which promises a tuition-free education.

Conveniently located with traffic on US-17

Fleming Island is a car-dependent community with limited public transportation. The island is about 10 miles from Jacksonville Naval Air Station and just over 25 miles from downtown Jacksonville. Those looking to catch a flight out of the area travel around 35 miles to reach Jacksonville International Airport. Many locals can stay within the community to visit Baptist Medical Center for health care. Traveling along US-17 can be challenging due to limited access on and off the island, especially during rush hour.

Performing arts on Fleming Island

The Island Theater performs all year round while providing community programs such as youth summer camps and workshops for locals.
