Growing suburb with two universities and golf courses
Florham Park provides a small-town atmosphere in Morris County, perhaps best known as the practice site for the New York Jets football team. Tracey Franco, a Coldwell Banker agent with 18 years of experience, has lived here for 10 years. She cites how its proximity to NYC, 30 miles to the east, draws commuters. She likes how it’s a quiet suburb that’s only 10 minutes to bustling downtowns, like Summit and Morristown. Though mostly residential, “Growth here is outrageous,” she says. “There’s been a new construction boom for the past 12 years.” This includes local businesses as well, like daycares and corporate offices.
Florham Park is currently growing with additions of houses to suburban neighborhoods.

Newer construction on bigger lots
The ongoing new construction encompasses traditional single-family homes. Many are found on deeper lots closer to the Madison border, including the streets of Hillside, Roosevelt, Rockwood, Cathedral and Lincoln. There are a handful of newer townhomes and condos as well.
Most housing stock consists of older colonials, cape cods and split levels. Franco notes how Florham Park attracts buyers who are priced out of more expensive neighboring towns, like Summit and Chatham, while also offering lower property taxes. In some cases, property taxes are half that of Summit, in part due to Florham Park’s large corporate tax base.
Money goes further here and half-acre lots are the most common. “There’s a progression of families from Manhattan to Jersey City to Florham Park,” Franco says.
Housing on the northern side of Columbia Turnpike, closer to the private Morristown Airport, tends to be cheaper, with more townhome options.
Single-family homes start around $600,000 for a three bedroom on less than half an acre and can reach $4 million for a newer construction mansion on more than an acre. The median price is $818,00.

Highly ranked school district with strong sports programs
Public school students start at Briarwood Elementary School for pre-kindergarten through second grade, rated A-minus by Niche, and continue on to Brooklake Elementary School for grades three through five. Niche gives it a B-plus. Ridgedale Middle School serves grades six through eight and is rated A by Niche.
District students combine with East Hanover at Hanover Park High School, part of the Hanover Park Regional High School District and home to about 1,400 students. Wrestling and football are among the most popular sports programs and Great Schools scores it a 7 out of 10.

Golf courses and large indoor playspace for kids
Elm Street is a recreational area with a dog park, playground, tennis courts and sports fields. Emmett Park is a small park with picnic areas and seasonal ice-skating rink. Florham Park Municipal Pool includes a water slide and holds designated teen nights.
Families with small kids head to the large indoor playspace, Imagine That!!! It’s especially popular for birthday parties and with families from area towns. Two golf clubs include the private 18-hole Brooklake Country Club and Pinch Brook, a public 18-hole course.
But the highlight is Florham Park Roller Rink. “It’s a big deal,” Franco says, noting that it’s one of last roller-skating rinks in New Jersey. “It’s always crowded.”
Elm Street playground is a great place for Florham park Residents to bring their kids.
Florham Park has a lot of great recreational places for children, including Imagine That.

Chain shopping on northern edge
Columbia Turnpike runs through the northern part of town, where most corporate offices and strip mall options are located. Trader Joe’s and Kings Food are the main grocery options. Locals head to Lucco Cucina + Bar on Friday night for upscale Italian; Nonna’s is known for pizza and the Thirsty Turtle is a hangout for sports and cocktails.
The popular Florham Village Shopping Center contains Florham Park Pizza, plus a Pure Barre for fitness classes and the post office.
Neighboring East Hanover offers more big-box options like Costco. “There’s no major shopping here and that’s why we love it,” says Franco.
Enjoy shopping and family owned businesses and chains at the Florham Park Shopping center.

Morristown Airport and trains nearby
Florham Park lacks a train, but commuters have the option to bike or catch a ride to NJ Transit stations in neighboring Madison and Chatham. The ride to Penn Station takes about an hour. Morristown Airport is next door in Hanover. It’s convenient for chartered flights, but noisy for residents in its flight path.
Florham Park has access to Morristown Airport, a private Airport housing many smaller planes.
Students and commuters alike utilize the Madison Train Station to travel to work and school.

Major July 4th festivities
The annual Fourth of July celebration is a longtime tradition that’s highly anticipated. “People skip going down the shore for the parade,” says Franco, explaining how people set up their chairs the night before along the parade route and set up breakfast tailgates in driveways. A beer garden and fireworks are part of the fun.
Summer also brings a Tuesday night concert series with cover bands at the town gazebo.
Home to two college campuses
There are two universities in town: private Fairleigh Dickinson University, whose main campus is in Teaneck, has a campus here. Technically it’s located in Madison, but most of it is physically in Florham Park. Saint Elizabeth University, a private Catholic school, is technically located in Morris Township, but parts of it are also in Florham Park.
