Overview of the Imperial Point neighborhood.
Easygoing, central suburban living between Pompano Beach and Fort Lauderdale
Lush mangroves and palms shade the homes of Imperial Point. Positioned just south of Pompano Beach, this suburban community is enmeshed in the casual South Florida atmosphere of Fort Lauderdale. The neighborhood was already a beloved boating and bass fishing spot thanks to its connections to the C-14 waterway, but development projects in the surrounding areas have brought a groundswell of demand in recent years. "The location is central," says Jon Kroll, primary broker and owner at Kroll Realty. Kroll was born and raised in the area and operates an office right next to the neighborhood. "I mean, you're close enough to downtown. You can basically ride your bike to the beach. You got I-95 and Dixie Highway, so north-south accessibility is good. People are realizing how convenient the area is,” Kroll says.

Updated ranch-style homes and condos
Most of the Imperial Point area’s home stock is made up of ranchers with touches of Spanish and Mission architecture from the 1960s and 1970s. “People are gutting these houses and giving them new roofs, new windows and remodeled interiors. The location is so important that it doesn't matter what's there; people want to live here," Kroll says. Entry-level condominiums with minimal updates start at $100,000 and luxury single-family homes on the waterfront can net more than $1 million on the market. The typical single-family home in Imperial Point sells for about $880,000, with three to four bedrooms and an updated interior.
