Originally planned by John C. Ryan, a famous developer of the early 1900s, Morningside works to preserve its small, planned community of 20th-century homes. Although homeowners have updated aspects of their properties, residents are encouraged to keep their renovations on brand with the neighborhood's traditional roots. "This neighborhood definitely has better prices than surrounding areas," says Claudia Cruz, a local Realtor with Monument Realty and born-and-raised Texan. "There's a lot of opportunities for homebuyers and builders since the lots there are decently priced." Construction styles see themes of minimal traditional and arts and crafts homes, some even dating back to the 1920s. A small section of newly developed tract housing is in the southeastern corridor. Midcentury bungalows start at $150,000, while two- to three-bedroom renovated or contemporary houses sell around $250,000.
