Living in United Riverside
United Riverside is a developing community immediately east of downtown Fort Worth. "It's an older neighborhood undergoing a great renewal," says Cynthia Sturns, a Realtor at Northern Crain Property Management and a Fort Worth local. "In addition to the older homes that are in great condition, there's a lot of new construction here." Many locals refer to this area as EaDo (east of downtown). As a result of the city's population boom, United Riverside has an influx of retail, offices and extensive attached housing options. New developments include four-story luxury apartments and a townhome complex near the West Fork of the Trinity River.
A blend of cottages and new townhouses
With the area's recent development, buyers will find several new builds as well as older homes. Modest ranch-styles and 1920s cottages can sit next to new construction. Older properties turn over infrequently here. "These areas are full of people who have lived there for generations," Sturns notes. Buyers will also find land for sale to build a home from the ground up. Most properties land below the metro's average home value. Detached residences and townhouses built over the last 10 years often range from $250,000 to $450,000. Most older, move-in-ready homes cost between $150,000 and $250,000. Portions of the community are at risk of flooding, especially near the river to the south.
Trails along the Trinity River
The Trinity River is the longest watershed in the state, winding through the neighborhood's west side. Its connecting trail is a scenic spot for runners and bicyclists. The green space is also one of the most accessible areas to launch a canoe or kayak for a day out on the water. Harmon Field Park, next door, is a gathering spot for community soccer games. This is also where residents attend events hosted by the combined Carter-Riverside Neighborhood Association. Locals stay connected through the association's Facebook page, which announces gatherings like the annual kickball game and the popular Fourth of July Parade. "There's a lot of neighborliness here and a deep communal sensibility," Sturns says. Andrew ‘Doc’ Session Community Center provides youth athletic leagues and after-school programs.
Commutes from United Riverside
United Riverside locals live about 3 miles from downtown. Medical City, a high-performing hospital, according to U.S. News and World Report, is less than 5 miles away. The airport is roughly 20 miles east via Interstate 30. Public bus stops are along Riverside Drive. The Trinity Railway reaches across the area, leading to downtown Fort Worth and Dallas.
Learning in the Fort Worth Independent School District
The Fort Worth Independent School District serves United Riverside residents. Many local students attend the neighborhood school, Versia L. Williams Elementary, before continuing to Riverside Middle; both schools have C-minus grades from Niche. At the C-plus-rated Amon Carter Riverside High, students can choose from three academic programs: The Eagle Scholar's Academy, Medical Academy and Information Technology.
Enjoying hot spots like Martin House Brewery
The community contains several industrial properties, manufacturers as well as local businesses. Martin House Brewery has views of downtown and unique seasonal drafts, like its pickle and mustard brews. Oftentimes, a food truck serves patrons near the brewery's patio. The Tub across the street offers a dive bar atmosphere and live music. Guapo Taco is on the same block, serving its namesake Mexican dish. Town Talk Foods is the neighborhood grocer, and residents travel downtown for more shopping options.
