Small town with more land and less development
Deep in Johnston County, Ingrams is a rural area with the small town of Four Oaks as its central hub. Jonathan Pugeda, a Realtor with EXP Realty, says, “People are drawn here for more affordable homes, the small-town feel, and ultimately the fact that the area has more land.” Residential areas in most of Ingrams are far and few between, with forested land in the outlying areas leading to homes with spacious lots. This can be a perk for residents wanting to enjoy the outdoor peace but also have the option to occasionally retreat to Four Oaks or the neighboring village of Benson for retail and dining.
Bigger yards along narrow, winding country roads
A walk through Ingrams reveals a series of brick traditional-style and ranch-style homes surrounded by farmland or immersed in white oak and pine trees. “Where the housing markets are more robust and you can find a variety of options are places like Four Oaks,” says Julie Toy, a lifelong North Carolina resident and Realtor with Coldwell Banker Advantage. “They have a lot of new houses coming along.” Sidewalk space is minimized in Four Oaks, allowing for bigger residential yards and narrow, winding country roads. Single-family homes range from $235,000 for a recently renovated bungalow to $650,000 for a waterfront ranch-style on Holt Lake. New homes tend to be in the $300,000s. There is also a sizable market for undeveloped land in Ingrams, as much of the township is a rural expanse.

Schools with an agricultural education
Four Oaks Elementary and Four Oaks Middle are both rated a B-minus on Niche. South Johnston High, rated a C-plus, was formed in 1969 as the first integrated high school in the county. Nowadays, the school offers IDEAL Academy, a career prep program for agricultural pathways like animal science and horticulture. The academy provides college credits with the University of Mount Olive and Johnston Community College.
An autumnal town tradition for over 30 years
Every September, the Four Oaks Chamber of Commerce puts on the town’s Acorn Festival. Complete with vendors, food, drinks and live music, it has been a tradition in town for over 30 years. The following month, Four Oaks hosts the Fall Festival at Bentonville Battlefield. Locals can take wagon rides, grab lunch at a food truck or just sit outside and enjoy live music.
Local markets, general stores and nearby retail
Four Oaks doesn’t feature a chain grocery store, but there are various local markets, such as Stanfield’s General Store. The store's website compares visiting to stepping back in time, as its shelves are stocked with canned preserves and handmade pottery. Four Oaks Restaurant is a classic café serving brunch, seafood and fried chicken. Nearby Benson is 8 miles west and features a Food Lion for groceries, chain restaurants like Waffle House and Subway and local dives like Gabriella’s, which serves charbroiled Peruvian chicken.
Food Lion and other shopping needs are within easy reach of Ingrams residents.

Parks for every occasion and event
Johnston-Strickland Kiddie Park has a fenced-in playground for kids. Youth sports enthusiasts can join the Civitan Club for baseball, soccer, football and more. Located in Barbour’s Grove Park, Oak Pavilion is a green space with a gazebo for picnics, where the town hosts festivals, weddings and other events. Holts Lake is a manufactured reservoir filled with blue catfish and yellow perch. The lake is privately owned by Johnston County Country Club, so fishing and boating here are for members only. Benson has Galot Motorsports Park, which hosts drag racing with ample seating for fans and onlookers.

Easy access to metro centers all along the East Coast
Ingrams offers a balanced mix of small-town amenities and rural tranquility. Pugeda says, “People need a car to get around. The rural atmosphere means amenities are farther from home.” Interstate 40 and Interstate 95 run through Ingrams; residents can drive north on I-40 to reach downtown Raleigh in 38 miles, while bustling Interstate 95 gives residents easy access to cities up and down the East Coast.
