Why Live in Cimarróne

Cimarróne is a secluded and sought-after golf course community in St. Johns County. "Cimarróne is a tight-knit community. There's people who've been living there for 20 to 25 years," says Adrienne Lord, the co-owner and broker of Staged to Sell Realty. "I lived there, raised my children in the neighborhood and bought three rentals. There's always something going on to get to know your neighbors." Aside from golfing, residents have access to on-site amenities like the clubhouse and fitness center. "Cimarróne checks a lot of boxes," Lord says. "These homes are selling quickly, and the area feels established. There's reasonable HOA [fees] and no CDD." Most houses in Cimarróne were built between the late 1990s and the early 2000s. "The community was built before clear-cutting, so there are tons of mature trees and larger lots," Lord says. "You'll see side load garages, which inherently have bigger lots." Home prices are well above the rest of the metro area, and properties usually stay on the market slightly longer than the national average. Most houses over 2,500 square feet range from around $650,000 to just under $1 million. Smaller homes can cost between $375,000 and $575,000.
