Duval and Eagle Eyes, also known as Duval Heights, is an established urban neighborhood in east Gainesville. It began to grow as a residential area before World War II, and today it remains a close-knit community that held its first neighborhood reunion in 2012. Residents enjoy easy access to recreation, shopping and public transportation. Crime, however, can be an issue, as the neighborhood’s CAP Index score of 7-out-of-10 is higher than the national average. Cottage-style homes dating as far back as the 1940s and midcentury homes on more spacious lots are prominent among the neighborhood’s mostly older housing stock. New homes built from the late 2000s through the present day are designed in a contemporary cottage style offering affordability and modern features such as paved driveways and attached garages. Prices range from around $70,000 to the high $200,000s. Despite its location in north-central Florida, Gainesville experiences hot and humid summers, and wind damage remains a risk during hurricane season from June through November. Winters, however, are typically mild, and snowfall is rare. The neighborhood is home to the Clarence R. Kelly Community Center, which has been
