Oaks is a quiet, park-like enclave in Garland, Texas, known for its towering trees and green spaces. A river and a greenbelt cut through the community, connecting residents to other parks, hiking trails and areas of town. Oaks also sits less than 3 miles from Lake Ray Hubbard, a central spot for boating and fishing. The suburb’s appeal goes beyond outdoor recreation. “The area has great schools, and it’s in a great location,” says Eric Torres, a Realtor for TDT Realtors who has served the area for 18 years. “You’re close to Dallas, so you really get the best of everything.” Dallas is 15 miles away, and Downtown Garland sits 7 miles north, offering a variety of shopping, dining and entertainment.

Greenbelts, parks, hiking trails and more
Oaks Branch Park and its connecting, 15-acre greenbelt are the heart of the neighborhood. The park has a shaded playground and trails. Residents can access the Duck Creek Greenbelt Trail from the northern portion of Oak Branch Park. This 7.2-mile trail is the longest continuous trail in northeast Dallas County. It winds through the Duck Park Greenbelt – which connects Ablon, Gatewood and Cody parks – and takes hikers and cyclists between the Richardson and Garland suburbs. The southern trailhead links up with the Mesquite Heritage Trail. Oaks Branch Park Greenbelt also connects to Ablon Park, which offers a pond with a fishing pier, trail, soccer and baseball fields. Mesquite Golf Club is 2 miles east and features an 18-hole course. While it’s public, the club offers tiered memberships, including unlimited cart fees, use of the driving range and other amenities. The shores of Lake Ray Hubbard are less than 3 miles from Oaks. The 22,000-acre lake is a popular spot for fishing, sailing and wakeboarding. There are also several waterfront parks.

Tree-filled neighborhood with ramblers and traditional brick homes
The tree-lined neighborhood contains oaks, Japanese maples and pecan trees. Oaks features ranch-style, traditional two-story brick and contemporary Craftsman-style homes. Most were built in the mid-1970s, but there are also some newly constructed ones built in 2023 and 2024. There are a few newer million-dollar properties in the northeastern corner of the neighborhood. Prices range from the mid-$300,000s for a three-bedroom to the high-$500,000s for a four- or five-bedroom. Property size averages between 1,800 square feet and 3,000 square feet. Older homes have rear-garage parking. Newer builds have front-facing, multicar garages and lot sizes averaging around 9,000 square feet. Some properties can stretch more than 1 acre, with in-ground pools and fenced-in backyards. Most residents are within walking and biking distance of several parks, a school, churches and a greenbelt.

Home to fifth-best school district in the county
Garland Independent School District serves the area and is ranked the sixth-best district in Dallas County, according to Niche. Students can attend the B-rated Toler Elementary, followed by Lyles Middle, which has a B-minus Niche score and offers a STEAM-centered curriculum. Kids can finish their education at Lakeview Centennial High School, which earns a B-plus. The school offers a College and Career Magnet program, where students may apply for career training in TV production, teaching, marketing, piano and theater. “Garland made itself an open district, and other kids from other districts can be approved to come here,” says Patrick Abell, a Realtor with United Real Estate for nearly a decade.

Surrounded by shopping and dining
Oaks is primarily residential, but shopping and dining are easy to access off Belt Line Road and Interstate 30, which intersect at the neighborhood’s northwestern corner. India Garden is known for its chicken tikka masala, mango lassi drinks and regular buffet. Baker’s Ribs is a popular spot for St. Louis-style ribs, Texas brisket and fried pies. De La Fuente Tacos de Birria is a favorite for its birria tacos, tortas and horchatas. For essentials, Walmart Supercenter also is off Belt Line Road, and Albertson’s is on the other side of the street. Market East Shopping Center is 4 miles away. A diverse selection of locally owned shops and restaurants can be found in Downtown Garland, 7 miles north.

Downtown Garland hosts various events and festivals, including the annual Dia de los Muertos tradition in November, the Sounds of Summer Concert Series, a fall carnival in October, the annual Wheels of Hope Car Show in October and Christmas on the Square. The December holiday celebration illuminates the city with a tree lighting. Several churches are within the neighborhood, including Casa View Baptist Church, Holy Trinity Episcopal Church, One Community Church – Garland campus and Sojourner Ministries. “We embrace every culture, and we have it all,” Abell says.

Interstate 30 and U.S. Route 67 run along the community’s northern edge. These routes provide access to the rest of the area.
