Suburban charm south of Savannah
Georgetown is like Goldilocks. Caught between the alluring energy of downtown Savannah and the coastal calm of Richmond Hill, it is just right for suburbanites. Commuters benefit from easy routes to major employers all over Chatham County, while the Georgetown Community Services Association ensures that public parks are kept clean. But the community hasn’t always enjoyed the same level of appreciation. “Georgetown had a very bad rap for a long time because of its heavy traffic, but the flyover on Route 204 seismically changed everything,” says Alison Harris, a Realtor with Harris Home Team at Keller Williams and a longtime resident of Savannah. With 18 years of experience in the Savannah market, Harris has seen Georgetown’s growth firsthand, explaining that even though home values suffered during the lengthy construction period, the easy drive means that “everything is much better now.” With local shopping centers, newly constructed homes and public transportation available, Georgetown is blossoming into a well-regarded community in coastal Georgia.
New construction coming to Wild Heron
In the 1980s and 1990s, Georgetown’s original wave of development brought brick ranch-style homes and Lowcountry cottages with wide front porches. Development stalled in the following decades, but the community’s efforts to decrease traffic and enhance convenience with the Route 204 flyover were successful, leading to a host of new construction by 2020. “Home values are recovering, and builders are absolutely looking to continue developing in Georgetown. There’s even a proposed subdivision that would bring about 400 new homes off Wild Heron Road,” Harris says.
Ranging in price from $350,000 to $450,000, Georgetown’s new construction showcases Craftsman-inspired architecture with a hint of southern colonial charm. Buyers can expect most of these recent builds to include four bedrooms and at least 1,800 square feet of living space, making them only slightly larger than the community’s more mature homes, which generally list between $300,000 and $350,000. A few contemporary townhouses are also available, offering options under $300,000.

Although some students may attend Southwest Elementary and Southwest Middle, most students will spend kindergarten through eighth grade at Georgetown School, which maintains a grade of C-plus on Niche. Windsor Forest High, which maintains a grade of C, was recently named one of five AP Honors Schools by the state’s Department of Education in recognition of its growth as an AP Expansion School.

Shopping on King George Boulevard
With much of Georgetown’s retail and restaurant options concentrated along King George Boulevard beside the Route 204 flyover, residents don’t have to drive all over town to complete weekly errands. Food Lion and a host of casual eateries sit just off the exit ramp, and additional local staples, such as Rachael’s Sports Food & Fun, are right down the street. Serving classic bar fare with a Southern twist, Rachael’s has earned rave reviews from locals who fondly compare this down-to-earth sports bar with the famous one from TV’s “Cheers.” Heading north on Abercorn, shoppers will find even more options along Ogeechee Road, including big-box retailers such as Walmart Supercenter.
Weekend carnival at Keller’s Flea Market
On Saturdays and Sundays, shoppers gather beside a giant cow sculpture before perusing the wares at Keller’s Flea Market, which has been going strong for more than 30 years. Hosting over 400 retail vendors, a farmers market and several concession stands, this lively spot is one of the largest in the Southeast, curating a vintage feel with displayed antiques and nostalgia-inducing carnival rides. In winter, thoughtful light exhibits at the Coastal Georgia Botanical Gardens dazzle visitors of all ages.
