Higley Unified District schools receive high marks from Niche
Power Ranch is part of the Higley Unified School District, rated A-minus overall by Niche. Local kids may start school at the neighborhood’s A-rated Centennial Elementary or the A-minus-rated Power Ranch Elementary, before moving on to A-rated Sossaman Middle. At the A-minus-rated Higley High, teens may take dual-enrollment courses for college credit at Chandler-Gilbert Community College and graduate high school with an associate degree.

Power Ranch is peppered with grassy pocket parks, many connected by the neighborhood’s paved trail system. “They have basketball, volleyball, children’s play areas—it’s pretty impressive,” Miller says. “It doesn’t even look like Arizona when you’re there." The popular Barn & Trailside Community Park has a community center, and a catch-and-release fishing lake stocked with channel catfish and largemouth bass; there’s also a community pool—an oasis in the summer when temperatures regularly top 100 degrees. Other neighborhood highlights include the tennis courts at Arbors Park and the Power Ranch Soccer Fields.
Just outside the neighborhood, residents can hit the links at Power Ranch Golf Club's 18-hole course, which offers manicured greens with distant mountain views. Two miles away, the 272-acre Gilbert Regional Park is the city's largest, featuring a 4,000-square-foot splash pad, a shaded playground, and sports like pickleball, basketball and sand volleyball. “It’s the nicest park in all of Gilbert,” Miller says.

Community events at The Barn
The Power Ranch Community Association often hosts neighborhood events at The Barn, a community center with room for 200 people. Members can attend monthly committee meetings to have their voices heard, and there are regular social events like Bingo Night, Food Truck Night and Couples Date Night, with activities like charcuterie building and sip-and-paint. Seasonal celebrations include Christmas caroling and December’s Holiday Bliss Boutique, a festive market of trinkets and artisan crafts with food trucks.
Dinner in the neighborhood
Power Ranch is mostly residential, but there are a couple of retail plazas on the neighborhood’s outskirts. Plaza at Power Ranch Marketplace offers a mix of national chains and locally owned restaurants like the trendy Sage & Barrel Craft Eatery. Also here, TC's Pub & Grub offers beer on tap, draws crowds of sports fans on game days, and hosts community events like karaoke and trivia. Just south of Power Ranch, neighbors may pick up groceries from Safeway or a morning coffee from Starbucks. For more shopping and dining, Miller suggests SanTan Village, an outdoor shopping mall about 5 miles away. “They’ve probably got a hundred stores all in that area—Sam’s Club, movies, all the restaurants,” Miller says.

Single-family abodes and townhomes with HOA
All homes in Power Ranch are part of the local homeowners association, which assists with neighborhood upkeep and plans community events. Monthly dues for single-family homes typically range from $100 to $200, while dues for townhomes range from about $300 to $350.
Set along tree-shaded, sidewalk-lined streets, Power Ranch’s single-family homes are early 2000s new traditional with Spanish-style details like desert-hued stucco facades, exterior archways and red or brown clay-tiled roofs. Layouts range from three to six bedrooms in 1,500 to 4,500 square feet, and most homes include attached two-car garages and covered patios or porches. Lots range from 4,000 to 16,000 square feet; front yards are either grass or gravel-packed, often dotted with low-water plantings, like agave, yucca palms and barrel cacti. Prices range from $400,000 to $1 million, depending on a home’s size and special features, like private pools.
In the neighborhood’s northeast, there's a handful of 2010s townhomes with two to three bedrooms in layouts of 1,300 to 1,400 square feet; lots are about 1,200 square feet. These townhomes range from $350,000 to $400,000, depending on size.

Getting around from Power Ranch
Route 202 is about 5 miles away, granting easy access to Phoenix, 30 miles away. Downtown Gilbert’s roughly 11 miles away via Germann and Lindsay roads. The neighborhood’s streets are lined with sidewalks but rarely bike lanes, and there isn’t any public transportation in the area. East Valley Hospital is next to Mesa Gateway Airport, 4 miles away, and Phoenix Sky Harbor International Airport is 30 miles away. “You can’t hear the airplanes, but you’re probably a 10-minute drive from the Mesa Gateway Airport,” Miller says.
