A quiet suburb surrounded by water
Small watercraft depart private docks and travel through large community lakes before idling as boaters throw lines or soak up the sun. This is a typical summer afternoon in Northview, a quiet suburb just 10 miles from downtown Grand Rapids. While not every home is on a lake, homebuyers have an increased chance of acquiring waterfront properties since the neighborhood is wrapped by the Grand River and dotted with about a dozen lakes. Single-family homes dominate Northview, and whether waterfront or not, most sit on densely wooded lots. The neighborhood is also known for its highly-rated schools and impressive Donald Lamoreaux Park, which spans over 260 acres along the Grand River. “It really checks so many boxes. It’s affordable, it’s convenient, it’s got a great school district. It’s a no-brainer for most of my clients,” says Ashley Schaefer, a local Realtor with Hello Homes GR. She’s been selling in the area for 13 years.

Grand River access at Donald Lamoreaux Park
Donald Lamoreaux Park is the crown jewel of Northview’s recreation grounds. Nearly 2 miles of trails snake through the 263-acre park, which sits along the western banks of the Grand River. Baseball and softball players can also take advantage of the Lamoreaux diamond on the south end of the grounds. Northview is also home to several small parks with water access and playground equipment, including Dean Lake Park and Versluis Park.

Custom homes on private waterfront lots
In Northview, homebuyers can find everything from quaint twentieth-century cottages and ranch-style homes to large, raised ranches and new custom contemporary builds. “Northview is really affordably priced. On average, it costs between 300,000 to 400,000 to live in the district. The typical buyer, whether moving up or moving down, can find something there,” Schaefer says. Most twentieth-century homes sell for between $100,000 and $500,000, increasing in price as they grow in size. Older lakefront dwellings, however, boast premium prices, starting around $600,000 and eclipsing $900,000. Custom new builds in landlocked HOA communities sell for between $300,000 and $500,000, while lakeside homes sell for between $800,000 and $1.5 million.

Nationally recognized sporting events in Plainfield Charter Township
Thousands of golf lovers come to Blythefield Country Club each June for the Meijer LPGA Classic, a four-day national women’s tournament. In August, athletes flock to the area to participate in the Michigan Titanium Triathlon, an award-winning competition. The township also sponsors reoccurring leisure activities, like Mill Creek Days at Comstock Park and Coffee with a Cop at Versluis Park.

Northview is primarily residential, but a few commercial areas are along Michigan Highway 44. This busy thoroughfare is home to a Meijer grocery store, Lowe’s home improvement store, and Family Farm & Homes farming supplies shop. Residents can also find everything from fast food chains to local eateries along the drag. Inside a log cabin-styled building with forest green window awning is Cheer’s Good Time Saloon, a popular indoor-outdoor bar and grill where residents regularly gather for classic cocktails and karaoke nights. A little further north, inside a Frank Lloyd Wright-inspired building, sits Blue Water, a popular eatery where residents can enjoy a wood-fired pizza or specialty burger from the patio overlooking Versluis Lake.

Specialized programs at Northview schools
Kids may attend schools in the Northview Public School District, including East Oakview Elementary School, Crossroads Middle School, and Northview High School, all graded a B-plus on Niche. Northview schools are known for their specialized programs for autistic, hearing- and sight-impaired children. The neighborhood is also home to several private schools, including All Saints Academy, a private catholic institution serving elementary through high school students.

M-44 connects to major highways
Michigan Highway 44 runs north to south through Northview and connects to several major highways that lead to downtown Grand Rapids, including U.S. Interstate Highway 96 and U.S. Route 131. Public Transit is limited in Northview, but the Grand Rapids Public Transportation Rapid Bus 11 picks up and drops off at the neighborhood’s Meijer store. To travel by plane, residents can head about 14 miles south to Gerald R. Ford International Airport.
