Popular beaches along the coast
One of the most popular amenities in Gulf Breeze is Swenson Park, a one acre recreation ground with basketball and tennis courts, grills, picnic tables and playground equipment. It also has a walking trail with exercise equipment. Another popular option is the Gulf Islands National Seashore, a nature preserve that spans 160 miles along the Gulf of Mexico's northern coast in Mississippi and Florida and features campsites, beaches, and several miles of hiking trails. "Really take advantage of the beaches in the off-season when fewer tourists are around," says Carbaugh, who has lived in Gulf Breeze for 15 years. Gulf Breeze is also just 7 miles south of Pensacola and 2 miles north of Pensacola Beach. For additional water access, residents can head to Shoreline Park. This 155-acre park is divided into two distinct areas, Shoreline Park North and Shoreline Park South. It offers boat launches, shaded picnic areas, grills, ball fields, tennis courts and dog parks. The northern recreation ground includes the Gulf Breeze Community Center, the Sunset Kids Park and the Dolphin Island Splash Pad.

Small bungalows to large estates in Gulf Breeze
Homebuyers can find everything from small inland bungalows to large contemporary waterfront estates. Older, smaller two- to four-bedroom homes can sell for between $270,000 and $700,000, while estates along the coast can range from $1.4 million to $5 million. Annual events at Gulf Breeze Library
Springfest is one of Gulf Breeze's most popular annual events. Residents gather at the Gulf Breeze Recreation Center each April for live music, shopping, games, food, and a fireworks display. Gulf Breeze Library also offers various events throughout the year, including Game Day Saturdays and book clubs. For more fun, the Gulf Breeze Zoo sits on the east end of the neighborhood. It spans 50 acres and houses nearly 1,000 animals, including giraffes and albino alligators.

Familiar shops and restaurants along Route 98
Residents can run most errands without leaving the neighborhood. A Walmart Neighborhood Market and Publix Super Market sit on the western end of the peninsula. A Winn-Dixie grocery store, Walmart Supercenter and a second Publix are located about 7 miles east, making shopping for daily necessities easy. Dozens of local shops and eateries can also be found along U.S. State Route 98, which runs through the neighborhood. One local favorite is Tacos Rock Gulf Breeze, a family-owned restaurant that offers traditional Mexican dishes. Accessible by a toll bridge, the long strip of public beach is flanked on either side by national seashores, state parks and nature preserves. “Pensacola Beach still looks like old Florida beaches because we have an island authority that restricts building heights and puts a halt to most developments,” says Jessica Simpson, Vice President of Membership Services for the Pensacola Beach Chamber of Commerce. “It’s mostly residential properties.” A popular tourist destination due to its natural beauty, residents often earn extra income by renting out their properties when they are away. Located just south of the city of Pensacola as well as nearby Gulf Breeze, Pensacola Beach offers access to shopping, dining, outdoor recreation and entertainment.
Home styles in Pensacola Beach range from condominiums and townhouses to single and multi-family homes. Condominiums start at around $400,000 for a one-bedroom unit with beach access and reach upwards of $1 million for three-bedroom luxury condos with amenities such as fitness centers, spas and pools. Those in the market for a single-family property will find a plethora of raised beach homes with prices starting around $700,000. Expect to pay upwards of $3.5 million for gulf-front homes with four or more bedrooms. Several come in symmetrical, contemporary styles with sweeping balconies for enjoying scenic views.
With eight miles of beach, locals may find plenty of entertainment options based around water. Some popular activities include wakeboarding and jet skiing. Those who enjoy fishing can pay to use the Gulf Pier to catch fish like Spanish Mackerel and Pompano. The pier is also a popular spot to look for dolphins. There are plenty of off-beach recreation options as well, such as mini golf and go-kart racing. On the west side of the island is Fort Pickens, which offers camping and the opportunity to explore the historic structures.
While grocery options are limited in Pensacola Beach proper, Gulf Breeze has a Walmart Neighborhood Market, a Publix, a CVS, a Dollar General and fast-food options such as Chick-fil-A and Starbucks. Pensacola Beach locals have a host of restaurants to choose from, especially near the intersection of Fort Pickens Road and Via De Luna Drive. Many specialize in freshly caught seafood, such as Shaggy’s Waterfront Bar & Grill, a laid-back restaurant where locals arrive in shorts and flip-flops and bring their pets. Pensacola has more extensive shopping with the Cordova Mall, which has a long list of stores such as American Eagle, Old Navy and Men's Wearhouse. Carmen's Lunch Bar and Tapas is a well-regarded restaurant in Pensacola with healthy options such as kale salad and vegan Moroccan vegetable curry.
Pensacola Beach has plenty to do, especially during the busy season, which runs from Memorial Day to Labor Day. Each summer, heads turn to the skies as the Blue Angels perform aerial acrobatics over the water. “It’s spectacular — about 200,000 people come to see it," Simpson says. "They’re our guys; their home is Naval Air Station Pensacola. If you’re a local, the event is your family reunion." Locals can get to know island restaurants by purchasing bites from different vendors at Taste of the Beach. Bands on the Beach is a free concert series held every Tuesday throughout the season. Locals set up their beach chairs or blankets to hear a variety of genres.
Pensacola Beach Charter School, a public K-5 school, is the only school on the island, and gets an A-minus from Niche. Other than that, students can take the school bus across the bridge to Gulf Breeze schools. Students may attend A.K. Suter Elementary School or Brown Barge Middle School, which both earn an A-minus. West Florida High School of Advanced Technology earns an A. In addition to required core classes, students earn a technical education, developing skills in communications, math, science and technology.
The main road in Pensacola Beach is Via De Luna Drive, which has sidewalks and pedestrian crossings but can have heavy traffic, especially during the tourist season. Getting on and off the island requires a $1 toll, but “most locals buy an annual pass, which is about $20,” Simpson says. Escambia County Area Transit buses stop around Casino Beach and the commuter route runs from Monday through Saturday, 8:30 a.m. to 5:00 p.m. A free trolley system runs around the island during tourist season. Pensacola International Airport, 12.5 miles away, provides direct service to locations including Denver and Chicago. The closest emergency room is in Gulf Breeze, just over 2 miles from Pensacola Beach. More hospitals are located in Pensacola.
