Fonseca has sold over a dozen homes in Marion Oaks and has been in the business for over five years. "You're not so much into the city limits, so it's a peaceful location. But you can still get anywhere in twenty minutes."

Ample late 20th-century homes and open swaths of land
The center of Marion Oaks offers primarily 1970s concrete block homes with either single-car garages or carports. Residential streets branch out and feature 1980s ranch-style homes accented with palm trees and pluming magnolias, and traditional asymmetrical stucco homes with attached garages common to Florida. New development spreads out further from the main area, and buyers will find Millennial models with porticos and columned entryways and larger traditional stucco homes with hipped roofs on spacious lots. Students attend Marion County Public Schools, which earned an overall B on Niche. Children first attend Marion Oaks Elementary School, which Niche gave a B-minus. And they proceed to Horizon Academy, a STEAM magnet middle school with a C-plus on Niche. Older students attend Dunnellon High School, which has a B-minus on Niche. The high school offers a dual enrollment program in partnership with the College of Central Florida, allowing students to earn their Associate of Arts degree right on Dunnellon High's campus. The high school also offers two magnet programs: The Advanced Studies Program and The Power Generation Academy, which introduces students to the basic principles of power and electrical systems.

Outdoor fun at Prairie Wildlife
At the Marion Oaks Community Center, kids can cool down at one of Marion County's only splash pads. The center also has three newly painted basketball courts, two tennis and pickleball courts, shuffleboard courts, a volleyball court, a walking trail and a state-of-the-art fitness room. "The community center does a really good job of bringing in activities and events," Fonseca says. "The first Friday of every month, there's a car show, and they do food trucks on Friday nights." Next door, kids browse the shelves at the Marion Oaks Public Library or relax during story time. Afterward, they can catch some air on the swing set at the community center's playground. At the over 3,000-acre Ross Prairie Wildlife Management Area, locals enjoy horseback riding, biking and hiking trails, as well as birdwatching under the cover of oak hammocks. As a Supervised Small Game Hunt Area, the wildlife management area offers various hunting seasons throughout the year, including an archery season.
