A laidback residential area on Hollywood Beach
Located on a barrier island along the Atlantic Ocean, Hollywood’s North Beach sets itself apart from its bustling neighbor by offering the attraction of coastal living without the hassle of tourism. “North Beach is like Key West; it’s laidback and chill,” says Dan Kennedy, a Realtor with Hollywood Beach Realty. “There aren’t any parking meters or public bathrooms because it’s a residential area.” Directly south of the neighborhood is Central Beach, home to the iconic Hollywood Beach Broadwalk, the city’s premier tourist attraction. “It’s all the same beach, but in North Beach, you don’t have the massive crowds. It’s mainly for people who want to be on the ocean in a place with less traffic.” The neighborhood is nestled between the Atlantic and the Stranahan River on the Intracoastal Waterway, providing residents with a wealth of water-related activities. “It’s the salt life,” says Eileen Burns, an associate broker with Trans State Commercial Realty who has more than two decades of experience in the South Florida market. “Everyday is paradise.”

Anne Kolb Nature Center is a recreational, educational highlight
North Beach also offers a more natural setting, as a significant portion of the neighborhood remains untouched by development. Nature enthusiasts can nurture their love for the outdoors at the Anne Kolb Nature Center. Offering year-round education and recreational opportunities, the center is at the heart of Hollywood’s efforts to educate the public about the natural landscape and its inhabitants. “We have guided hikes every month to introduce visitors to this natural space,” says Christine McDade, parks naturalist at Anne Kolb. “The nature center is located within a mangrove estuary, and during manatee season in South Florida, there’s a good chance that visitors may spot one if they take a walk on one of our trails.” The center hosts special events that include Marine Mammal Appreciation Day and World Wetlands Day. Carpenter House is a well-known neighborhood attraction that features the Marine Environmental Education Center, an interactive learning space and research facility that focuses on endangered sea turtles. The neighborhood is part of the Broward County Sea Turtle Conservation Program, and sea turtle nests are checked daily from March through October. The Anne Kolb Nature Center offers additional resources. “In the summer, we provide a program, Sea Turtles and Their Babies,” McDade says. “We focus on the conservation of sea turtles every Wednesday and Friday night in July and August.” Hollywood North Beach Park is the center of recreational activity, with its five pocket parks – all named after sea turtle species -- dotting the shoreline and offering scenic walks and fishing. The main park features the neighborhood’s largest and most popular fishing pier, which juts out into the ocean, as well as an observation tower. Pets and their owners can play on the beach from dawn to dusk.

Plenty of waterfront dining destinations
Tiki Tiki is the lone restaurant in the mostly commercial-free neighborhood. The dockside eatery overlooking the river serves up seafood standards and comfort food dishes. “Old World charm on the waterfront,” Burns says. “It’s always hopping.” Tiki Tiki is owned by the same group that runs GG’s Waterfront, an elegant establishment along the river in Central Beach. Other featured destinations nearby include Billy’s Stone Crab, a well-known riverfront restaurant and seafood market, and The Taco Joint, where visitors can enjoy food and drinks in a relaxed atmosphere along the broadwalk. Outdoor cafes offer a variety of goods, from ice cream treats to gourmet meals. And if the crowds are not an issue, North Beach residents have easy access to the popular promenade. "You just walk or ride your bike and you're in the middle of the chaos," Kennedy says. Publix is available within 2 miles on both ends of North Beach. Oakwood Plaza and the Diplomat Mall Shopping Center offer several shopping options within 5 miles of the neighborhood.

Condos, townhouses are the primary residential options
Condominiums and townhouses come in all shapes and sizes along the neighborhood’s dueling waterfronts. Renaissance at the Ocean’s luxury options stand out along the beach. Modern condominiums with resort-style amenities and renovated townhomes with private boat docks highlight the options along the river. Prices range from around $700,000 to more than $1.8 million. For condos, HOA fees range from $1,000 to $5,000 per month. For townhouses, the range is $700 to $1,300. Single-family options include large homes on or near the beach and a mix of smaller homes inland. Prices typically range from $1 million-plus to nearly $3 million. As with all waterfront communities, flooding is a concern, but wind is an even greater concern, especially during hurricane season. Most of the multi-family buildings, however, are equipped to withstand the elements. On the other hand, single-family homeowners should be aware of the costs of insurance and home improvements.

A1A provides access up and down the coast
Public transportation is provided by buses that run along Ocean Drive, also known as Florida A1A. The scenic highway runs along the entire Atlantic coast and can be taken into Miami about 20 miles south. Nearby U.S. Highway 1 and Interstate 95 also provide access to points of interest along the coast, including Fort Lauderdale about 10 miles north.
