Set just outside the 610 Loop and adjacent to the Sam Houston Tollway/Beltway 8, the Central Southwest neighborhood offers easy access to the Medical Center area, Downtown Houston and Hobby Airport. A mix of established and newer subdivisions and gated communities make up this sprawling neighborhood, which counts several parks and recreation centers, two public golf courses, and an array of shopping and dining options. Housing prices in the area tend to be more affordable than those located inside the 610 Loop.

Established subdivisions like Windsor Village, plus newer townhouses
The Sims Bayou runs through the middle of the neighborhood, with subdivisions and gated communities dotted across the community. There are established subdivisions like Windsor Village and Dumbarton Village, with mainly midcentury ranch-style homes ranging from around $200,000 to $250,000. On the eastern side of the neighborhood, close to Texas State Highway 288, is the master-planned community of City Park, made up of several smaller subdivisions with local parks. Homes here were built mostly in the 2010s and the architecture varies, from modern ranch-style homes to two-story traditional brick residences. Prices range from about $250,000 to $350,000. In Fannin Station, in the northeast corner of Central Southwest, attached and detached townhouses feature brick façades and balconies, and brick roads wind throughout the gated community. Prices range between $320,000 and $500,000, depending on size. There are also several apartment complexes in Fannin Station. It’s walkable to Fannin South, a METRORail light rail station. New-construction homes are scattered throughout the neighborhood and can range from around $300,000 to $400,000.

Blue Ridge Park is a top spot for intramurals
Established as a youth sports complex, Blue Ridge Par k, located on the west side of the neighborhood, spans across nearly 300 acres. It features four regulation soccer fields along with a playground and picnic areas. Set in the southeast part of Central Southwest near Buffalo Speedway, Townwood Park has basketball and pickleball areas, a playground, an outdoor pool and a community center with indoor activities for all ages. Both parks have access to the Sims Bayou Greenway, which has a paved hike and bike trail connecting the two. In the neighborhood’s northeast corner, Wildcat Golf Club has two public 18-hole courses, the Lakes Course and Highlands Course. The club also provides a discount to golfers ages 60 and over and 17 and under.

Neighborhood dining includes Helen’s Kitchen
The Texas supermarket chain Joe V’s Smart Shop, Pyburns Farm Fresh Foods and Dollar General are in the neighborhood, and there’s also a Home Depot nearby, just off Beltway 8. Along South Post Oak Road are a number of local restaurants: Hungry Farmer BBQ has served up homemade barbecue since 1975, while Helen’s Kitchen specializes in authentic Jamaican cuisine like oxtails and jerk ribs. Alameda Road and West Fuqua Street, which run through the neighborhood, are lined with fast-food outlets. Central Southwest is about a 6-mile drive from the bustling Rice Village. "Rice Village's little shops and restaurants have had an evolution," says local Realtor Lisa Baer of Martha Turner Sotheby's International Realty. "A lot of large chains have gone in and replaced the mom-and-pop shops that used to be there." Baer notes that the Rice Village Farmers Market, which takes place the first and third Sunday of the month, is major draw, especially for its wide range of food trucks.

Locals circle the Houston Livestock and Rodeo Show on their calendar
One of the biggest annual events in the area is the Houston Livestock and Rodeo Show, held from February to March. Stationed at NRG Park, just to the north of Central Southwest, the event features horse and livestock shows, concerts, professional athlete meet and greets and parades. There’s also a Bar-B-Que Contest, where barbecue restaurants from all over going head-to-head to establish themselves as the best in the land. American rugby fans can head to the neighborhood’s SaberCats Stadium for seasonal games.
METRO bus stops line Orem Drive
Central Southwest is surrounded by major roadways, including Route 90, Highway 288 and the Sam Houston Tollway/Beltway 8. Orem Drive, which runs through the neighborhood, has numerous METRO bus stops. The William P. Hobby Airport is about 12 miles west. The Texas Medical Center complex, which includes 21 hospitals, is about 7 miles north.
Residents have easy access to parks, schools, and shopping centers via the tollway.
