Southbelt-Ellington is 15 miles from downtown Houston
Southbelt-Ellington was dotted by rice fields and cow pastures until Brio Refining and Dixie Oil Processors opened shop in the late '50s. Slowly growing around these industries, the first homes were connected by dirt roads and drew well water well into the '60s. However, growth stalled in the '80s when both businesses abruptly closed their operations after it was uncovered that they had been dumping toxic waste illegally. In the 2000s, the neighborhood began flourishing again, and its renewed desirability stemmed from its location. "It's near a lot of restaurants and commerce, offers quick access to the freeway, and you can pretty much get anywhere in Houston from there," says Troy Chase, a Realtor of 6 years with Keller Williams Elite. The Sam Houston Tollway and Gulf Freeway cross the area, and locals live smack dab between William P Hobby and Ellington Airports. Students attend highly-rated public schools within two well-regarded districts. On the weekends, they can head to Harris County's second-largest park to play sports with friends in the heart of the neighborhood.
Ellington Airport was acquired by the City of Houston in 1984 and supports the operations of the United States military, NASA, and other tenants.
The Nelson Reservoir features multiple nature watching spaces.

New homes near William P. Hobby
The local housing stock meets different stages of life. "You're able to have a range from starter homes to your second and third home," says Korina Carnes of LPT Realty, LLC, who – like Chase – has also sold homes in Houston for 6 years. Though the area is mostly established, new development is rising in Southbelt-Ellington's northern section, close to downtown Houston and William P Hobby Airport. These new homes are often in modern farmhouse, craftsman, and contemporary styles and range in price from the $300,000s to $400,000s. Some have soundproof windows to reduce air traffic noise and smart-home technology. At least one development is gated, with homes in the high $300,000s. The neighborhood's vast majority of resale homes are uniform in style. "You're getting 1 to 2-story brick traditional homes typical of most Houston subdivisions built in the late 90s to early 2000s." These homes range from the high $100,000s to $400,000s, but a handful over 3,500 square feet are valued from the $500,000s to $700,000s. Yards are spacious, and tall oaks line streets connected by sidewalks. Chase says flooding is not a problem in Southbelt-Ellington. "Not like other parts of town. That is a pretty high part of town."
New builds featuring more modern homes are scattered throughout the area.
Many single family homes in the area come with two car garages.

Clear Horizons Early College High School creates opportunities for under-served students
Students are served by both the Clear Creek and Pasadena Independent School Districts, and they benefit from different academic pipelines. One is attending Arlyne & Alan Weber Elementary School and Westbrook Intermediate School and Clear Brook High School, which all earn A ratings from Niche. Students may also apply to attend the A-plus-rated Clear Horizons Early College High School, a charter school located on the campus of San Jacinto College South. The school was designed specifically for low-income youth and first-generation collegegoers, allowing students to earn an associate's degree while still in high school. For youngsters, Carnes says members of the local Vic Coppinger Family YMCA take advantage of the after-school programs. "Even if you aren't a wealthy person, your kid can still be involved. It's a great perk."
The Science and Allied Health Building provides state of the art instruction to the students of San Jacinto College's South Campus.

Harris County's second-largest park
El Franco Lee Park, in the neighborhood's western section, spans over 300 acres. Around 80 are protected wetlands with nature trails leading to a bird observation deck and a half-acre pond stocked with bass and catfish. Around 100 picnic tables create pit stops to relax and snack. The park's 20 sports fields are mostly reserved for local soccer, baseball and softball clubs. Its community center gives back to the senior community by hosting exercise, dance, arts and crafts classes Monday through Friday. Just north of Fuqua Street is Blackhawk Park, which has public soccer fields for pickup games, a rock climbing wall, and a playground with swings. Some residents grew up going to Beverly Hills Park on Kingspoint Road, established in the '60s. The park is open and free to the public and offers a community pool with space to roam and throw a frisbee with friends.

Public service is bad. The water is always out or getting fixed causing neighborhoods to not have water for days because it takes so long. Police respond too slow, by the time they arrive, everything has been done and said.
