Summerwood is surrounded by nature on all sides
Located between the sprawling blue water of Lake Houston and the acres of green space of the Greens Bayou Wetlands, the planned community of Summerwood is built with the outdoors in mind. The neighborhood is split into a series of subdivisions where houses are connected by community centers, and swimming lakes. Residents are less than 20 miles from both downtown Houston and George Bush International Airport, making the area easy to transverse for commuters or frequent travelers. But the neighborhood itself is small and tucked away enough to foster a close community among the residents. “Everyone is looking out for everyone,” says Rhonda Surovec, a Realtor with Re/Max who has lived in Summerwood since 2007. “I can borrow an egg and cup of sugar and not all neighborhoods can say that. One lady here asked to borrow a wheelchair for her mom, and within minutes people offered to bring her one. That’s the difference between Summerwood and other neighborhoods.
Humble School District has “A” scores
Summerwood is part of the Humble Independent School District. The district includes Summerwood Elementary and Woodcreek Middle School, which both earn an A-minus on Niche. Summer Creek High School has a glowing A score on Niche. The high school’s campus stretches 435,000 square feet and includes an athletic stadium, career center and an indoor pool. For higher education, the San Jacinto College Generation Park campus is about 3 miles from the center of Summerwood, and the main campus is 24 miles away.
Locals swim, fish, boat and hike at Lake Houston
Lake Houston laps at the eastern edge of Summerwood, and is a favorite place for locals to swim, boat and fish. Scenic, sprawling parks, including Alexander Deussen Park and Eisenhower Park also surround the lake and are home to boat ramps, fishing piers, hiking trails and dog parks. The drainage and elevation of the lake keep Summerwood safe from flooding that is common in other areas of Houston, as does the 951-acre Greens Bayou Wetlands Mitigation Bank to the west of the neighborhood along St. Laurent Lane. In the center of Summerwood, residents have access to Lake Meredith and Lake Anne, two small swimming lakes along Lake Houston Parkway, and two clubhouses with swimming pools, picnic areas and a sand volleyball court.
Redemption Square gears up for a big makeover
Westlake Marketplace is right outside Summerwood on the other side of the Sam Houston Tollway. Locals can go to this small shopping complex to pick up groceries at Kroger or shop at various clothing stores like Old Navy, Marshalls and Ross. After shopping at Westlake, residents can drive down Lake Houston Parkway to Bocca Italian Kitchen on Redemption Square Road. This eatery offers an upscale menu of pasta, chicken and seafood dishes and is in the small retail area of Redemption. Houston commercial developer Generation Park plans to revamp the Redemption Square area with new restaurants, hotels, luxury apartments and even a biopharmaceutical manufacturing facility.
Summerwood’s brick-lined homes come in all sizes
Summerwood is split into multiple subdivisions, each consisting of short streets lined with green lawns and wide sidewalks. The homes mainly consist of contemporary multi-story residences built in the 2000s, which are often decorated with red brick or cool gray stonework. A few ranch homes and Colonial Revival properties also dot the area. A smaller ranch property can start at around $300,000, while a larger multistory property may reach up to $800,000. Residences of all sizes are often long-term investments for locals. “People sell their homes here but then come right back because they miss their community. Everyone that lives here stays here,” Surovec says. “People that buy smaller homes that don’t move out, they just buy a bigger home in Summerwood.”
Sam Houston Tollway creates a short commute into Houston
Summerwood is removed from Houston’s public transit routes, so residents will need a car to get in and out of the metro. Luckily for local drivers, the west side of the neighborhood runs along the Sam Houston Tollway. This highway leads straight to downtown Houston, 21 miles away. “If they would hop on the beltway, they don’t even have to stop,” Surovec says. “It’s easy breezy, and you can get to downtown in 15 minutes.” The community is also within 14 miles of George Bush International Airport.
