Economic strength in the Miami Valley
Though Huber Heights was initially settled in the mid-19th century, there's nothing old-fashioned about it today. A steady push toward strong economic growth has turned this north Dayton town into one of the area's most prolific retail hubs, with a staggering 800 restaurants, shops and businesses to its name. "It feels like there's always something opening up," says Paolina Quafisi, who has served the area as a Realtor with Re/Max since 1990. As a result, new developments have been a familiar sight for years, with new residents quickly snatching up modern and renovated homes alike. "As soon as I list something, it's gone," says Quafisi. The economic success of Huber Heights permeates the community as a whole, nurturing a comfortable and secure quality of life that's attracted the attention of prospective homeowners both in and out of the Miami Valley area.
Retail therapy and Classic Pizza
Huber Heights's official motto is "Come grow with us!" and people from Dayton and beyond have accepted this advice with little pushback for years, driven by the creature comforts provided by convenient options for dining, entertainment and retail therapy. However, the locals themselves often provide insights that inform this growth. "It's not uncommon for us to survey the residents on a regular basis to ask 'What are we doing for you? What can we deliver? What can we make better?" says Bryan Chodkowski, Assistant City Manager of Huber Heights. Lining the city's main thoroughfares are clusters of familiar retail and food establishments, including nearly a dozen strip malls home to Hobby Lobby, Raising Cane's Chicken Fingers, several hotels and the Cinemark movie theater. Those looking for groceries and home necessities can visit Target, Walmart, Aldi and Kroger. Classic Pizza has maintained its title as "A Nice Little Restaurant" with specialty pizzas and sub sandwiches since its founding in 1976.

Established neighborhoods and new developments
While new developments bring a steady supply of modern housing styles to the area, Huber Heights is best known for its assortment of modest ranch-style homes. "It was the largest ranch commuter community in the United States," says Miranda Biedenharn, a Realtor with Comey & Shepherd who has served the area for over 15 years. "They tried to put in new construction in 2008, and that flopped, but new construction is coming back now." The prospect of modern housing projects alongside more established areas has brought a caliber of residents who take pride in their neighborhood's aesthetics. "The locals really keep the lawns and the landscaping looking amazing," says Quafisi. "You don't feel like you're living next to the Beverly Hillbillies." Modest-sized ranch-style homes start in the low $100,000s, while a spacious Craftsman can begin in the mid-$300,000s. Stately Colonial homes can reach the mid-$500,000s.
Sidewalks provide residents the ability to walk or bike ride to anywhere in the city.

A full lineup at Rose Music Center
Rose Music Center draws music lovers from all over Ohio, hosting everyone from Norah Jones to Alice Cooper to Old Crow Medicine Show. The 4,200-seat outdoor amphitheater is found in The Heights, one of the area's most popular retail and dining corridors. The Heights is also home to the area Farmers Market, which brings local food, produce and crafts on Saturdays from May to October.

Staying cool at the Kroger Aquatic Center
The Kroger Aquatic Center boasts the two tallest waterslides in the Miami Valley, among other features. Open every summer, the Aquatic Center serves the community by offering hours of operation exclusive to Huber Heights residents, allowing locals to appreciate some relative privacy while dozing on the lazy river.
A town at a literal crossroads
At the crossroads of Interstates 75 and 70, commutes in and out of town are relatively straightforward, with downtown Dayton just 9 miles southwest and Wright-Patterson Airforce Base 16 miles east. "Anywhere in the neighborhood is 10 minutes from the highway," says Quafisi. "And at the same time, it isn't noisy."
Learning pathways at Wayne High School
Ohio's Open Enrollment Policy allows students to attend any public school they desire, regardless of their district. Kids might begin their education at Charles Huber Elementary School, which scores a C-plus on Niche, before attending Weisenborn Middle School, which has a C. Finally, students can enroll at C-plus-rated Wayne High School, which offers pathway programs in business, STEM, public service and more.
Weisenborn Middle School welcomes students of all demographics and encourages learning.
Wayne High School welcomes students in grades 9-12 to learn and grow as individuals.

Important to know
Due to its proximity to the Great Miami River, the western border of Huber Heights is particularly susceptible to heavy flooding, sometimes reaching as high as 3 feet. Residents who live on and around Rip Rap Road are generally advised to pay special attention to inclement weather and to consider investing in flood insurance.
