With its competitively priced, midcentury homes, super convenient location in the Dallas-Fort Worth metroplex and dynamic Smithsonian Affiliate art center, the aptly named Arts District in Irving, Texas, is an attractive option for art-loving and budget-conscious homebuyers alike. "It's an area that's still affordable," says real estate agent Eric Torres with TDT Realtors. "It's hard for homebuyers right now, especially first-time buyers. You have to give people options, and with options at $399,000 and below, this part of Irving gives people a chance to live the American dream of home ownership."
Mostly midcentury
The Irvington Arts District area features mostly single-family homes with Traditional or ranch-style architecture, built in the 1950s and 1960s, ranging in size from 1,000 to 3,000 square feet and priced between $175,000 to $475,000. There's also a small selection of new construction homes with Tudor and French-influenced styles that range in size from 1,900 to 4,000 square feet and in price from $700,000 to $1.1 million. "Like most of Irving, it's a predominately established area," Torres says. "There's not as much available land as in other parts of the DFW, so you won't see as much new construction. And the new construction properties you see will be around $500,000 and over."

The Irving Arts Center is also home to rotating art exhibitions and educational programs, including summer art and theater camps and Saturday art classes.

At Victoria Park, a couple of miles west of the Arts District, parkgoers can enjoy a castle-themed playground, tennis and volleyball courts and a walking path.

With Interstate 35 and Dallas Area Rapid Transit stops and stations minutes from the neighborhood, Art District residents have several options when it comes to making the 14-mile commute to downtown Dallas.

Supportive school administrators
Area children attend schools in the Irving Independent School District, including Brandenburg Elementary and Travis Middle, both rated a C-plus by Niche. Next, students head to MacArthur High School, which earns an A-minus. "I have a few colleagues from my coaching days who have good things to say about Irving ISD," Torres muses. "They say that the administration in the schools is very good. There's a good foundation base of supportive administrators, which is important in a school district."
