Located in Jacksonville’s ever-growing Westside, Jacksonville Heights has been at the vanguard of the city’s suburban growth just outside the Interstate 295 beltway for the past 40 years.
“It’s popular for young families and couples. That’s who we see most frequently moving in,” says Heather Biltoc, a local Realtor with Herron Real Estate and co-owner of building company Busi B Homes. “Jacksonville Heights is a cute little pocket. It’s a seed of opportunity. There’s land being developed, and new construction is blossoming.”
Along the interstate corridor and 103rd Street, the area’s main thoroughfare, older residential housing tracts form well-established and densely populated communities with single-family homes, apartments, strip mall shops and neighborhood schools. As traffic continues west toward the newly opened First Coast Expressway, the area becomes slightly more rural with less development and dense woods lining the local four-lane highway where drivers sometimes see hot air balloons and propeller planes soar above.

Baseball fields and a city-owned go-karting track
"You have so much to do outdoors,” says local Realtor Janel Williams with Watson Realty Corp. “If you love nature or competitive sports, this is the place to be!” At Wheat Road Park, parents cheer for the kids playing in the community’s little leagues. The larger McGirts Regional Park is a 90-acre environmentally protected space with playgrounds and trails. The site also includes Lew Brantley Park, and an adaptive baseball diamond called the "Field of Dreams" for the Miracle League, a local organization that facilitates play for children and adults with disabilities. Cecil Field Recreation Complex provides even more space for baseball and softball but also includes a fitness center with racquetball courts, an Olympic-sized swimming pool and a sauna. In the more open space to the west, Herlong Recreational Airport is where people go to take flying lessons and go skydiving. "You may even see the occasional hot air balloon take off from the airport," says Ron Williams, a local Realtor with Watson Realty Corp. On the ground, the public Bent Creek Golf Course features a 6,620-yard, Par 71 game and a driving range that stretches back 300 yards. Motorsport enthusiasts can experience white-knuckle speed with the North Florida Kart Club, a local group that regularly manages races and competitions at a lighted 0.5-mile karting track the city has owned since the 1960s.

Lower housing costs for Jacksonville's Westside suburbs
Most homes range in size from 1,000 to 2,500 square feet. On average, homes in the area have listing prices ranging from $150,000 to $400,000.
Inside the winding subdivision streets, many homes are located on quarter-acre lots. Homebuyers have their pick of architectural styles, from contemporary forms and updated brick ramblers to stucco-coated Mediterranean properties. Recent subdivisions, like Walkers Ridge, contain numerous residences with a modern take on the National Folk design. Within walking distance of Westside High School
Jacksonville Heights Elementary, established in the 1960s, earns a C rating from Niche. Students in the community can also go to the PreK-8 Westview School, which is also part of the Duval County school system and gets a C from Niche. From either school, students can then attend Westside High School. Niche gives it a C. Alternatively, families can apply to send their kids to Bishop John J. Snyder High School, a private Roman Catholic school that gets an A from Niche.
