Quiet, suburban Sans Souci offers a refreshing change of pace from Jacksonville's busy downtown streets. Tall oak and pine trees line the front yards of local homes, providing welcome shade from the Florida sun, while spacious backyards often have pools or entertainment spaces. Interstate 95 and U.S. Route 90 connect locals to downtown 11 miles away. San Souci is also close to Pottsburg Creek and the St. Johns River, and the Atlantic Ocean is only 14 miles away. "This is a great, working-class neighborhood. We call it Southside over here," says Michael G. Boyle, a Realtor with Florida Homes Realty & Mortgage Property Management with 12 years of real estate experience. "A lot of people who live here are very happy. They go fishing, and they have boats because there's water everywhere. It's good family living."

Ranch-style homes and subdivisions in Sans Souci
Most homes in San Souci were built between the 1940s and 1980s, making them a more budget-friendly option than houses closer to the water or newer houses in neighborhoods further from downtown. Many Sans Souci homes are ranch-style or Craftsman-style houses, with prices ranging between $250,000 and $400,000. Homes on the market tend to be updated, but some need interior renovations. "Any property in Jacksonville is worth buying and holding, and this is a popular area for investors," says Boyle. Townhouses are also available, with prices between $240,000 and $265,000. New Traditional subdivisions are available on the neighborhood's eastern side, with prices typically between $250,000 and $500,000.

Skaters will enjoy the rails and mini ramps at Cuba Hunter Park; the grounds also have a quarter-mile boardwalk that weaves through wetlands, a grass field and an indoor basketball gym. Boyle recommends heading to Neptune Beach, 14 miles away, or fishing for a day out. "People like to be out in the mornings and fish," Boyle says. "There are creeks all over." Pottsburg Creek is about a mile away, where locals can catch largemouth bass, red drum and trout.

University Boulevard's dining and retail scene
Sans Souci is part of Jacksonville's "Southside," concentrated around University Boulevard, which offers plenty of shopping and dining options. At the Santa Monica Shopping Center, locals shop for groceries at Harvey’s Supermarket or Save a Lot; nearby Freshfields Farm stocks locally sourced meat and produce.
