Small community in South Jacksonville with busy roads
Spring Park is part of a busy area in South Jacksonville, sandwiched between buzzing Interstate 95 and Atlantic Boulevard. Commuters are heading into downtown, about 3 miles west, and travelers are jetting to the beach about 15 miles east. "It's near major highways, with downtown Jacksonville close by," says Fatima Latic, property manager at the local Stonemont Village Apartments. "You're also not far from popular beaches." While cars frequent surrounding roadways, the community's residential streets stay pretty quiet – lined with mature trees and decades-old homes. "It's popular with investors and younger families with kids," says local Realtor Alicia Slater of Momentum Realty. She's sold homes in the area for nearly five years. "It's great for people that don't want an HOA. They can have chickens in their backyards if they want." Investors purchase many of the community's older homes, remodel and rent them out, leading to over half of the community's residents being renters.

Ranch-styles and multi-family homes
Most homes were built between the 1940s and the early '60s. Buyers will mostly find single-family, ranch-style homes that measure anywhere between 900 and 1,600 square feet with three bedrooms. A few bungalows and cottages line roads like Faws Street and a couple of contemporary colonials live throughout the neighborhood. Single-family homes usually list between $130,000 and $350,000, but a few newly constructed and renovated homes sell between $350,000 and $500,000. "As an older, more established neighborhood, you can find more affordable housing here than in many other parts of Jacksonville," Latic says. Multi-family homes, including the duplexes and quadplexes along Belden Circle, are typically picked up by investors. They usually list between $400,000 and $600,000, with each unit renting between $900 and $1,200 monthly. Spring Park Road features sidewalks and bike lanes, but branching residential streets are narrow and don't have sidewalks. Live oaks line many streets and outstretched branches have draping Spanish moss.

Restaurants line Atlantic Boulevard
"There's a lot of diversity in the area, which has led to many authentic restaurants and stores," Slater says. Havana Jax Café offers home-cooked Cuban dishes, from classic Cuban sandwiches to ropa vieja. Plus, the restaurant serves tres leches cake and Café Cubano. The Hungry Caterpillar is a popular vegan spot with cashew mac-and-cheese, black bean and walnut smash patty melts and various salads. La Gran Parada offers authentic Dominican cuisine, and Bono's Pit Bar-B-Q has smoked meats and pulled pork sandwiches. Spring Park has several small food and convenience stores, from La Guadalupana on Spring Park Road to Soriya Food Market on Emerson Street. Bix-box stores, like Publix and Aldi, are a mile away from the community.

Walks to St. Nicholas Playground
At the heart of Spring Park is St. Nicholas Playground – a small patch of land dedicated to community recreation in the late 1930s. The playground includes baseball fields, a basketball court and a short hiking trail. It's maintained by the Spring Park Neighborhood Association. Cuba Hunter Park is a mile outside Spring Park. It has a popular skate park with a half-pipe, quarter-pipe and a few jump boxes. Plus, the park has a walking trail, a multi-use athletic field and a quarter-mile boardwalk that weaves through a few acres of wetlands. The Cuba Hunter Community Center features a multi-purpose room and an indoor gymnasium. At Community First Igloo, locals enjoy ice skating, participate in a hockey league or clinic, or catch a Jacksonville Icemen game — Jacksonville's minor league professional hockey team.

Career focused learning at Englewood High
Duval County Public Schools scores an overall B on Niche and serves nearly 129,000 students. Spring Park Elementary School, located at the heart of the community, scores a C on Niche. Southside Middle School has a C on Niche, and Englewood High School receives a B-minus.
