South K.C. neighborhood attracts families
Located about 15 miles south of downtown Kansas City, White Oak is an established Kansas City neighborhood that attracts families and first-time home buyers because of its accessible prices. Named for the white oak trees that tower over the streets and houses, it’s one of many popular south Kansas City suburbs that sprouted up mid-century in response to the Baby Boom. "Most homes were built in the 50s, 60s, and 70s. That's when that area really started to be developed," TribeKC real estate broker Meredith Sterling says.

Mid-century charm in the $200,000s
Midcentury ranch-style houses and split-levels make up much of the home inventory. Spaced tightly on narrow streets, most homes offer narrow front yards with more spacious backyards. Addresses usually come with a driveway and some have garages to accommodate off-street parking. Prices range from around $160,000 to about $360,000. "You probably can't find anything like these homes under $350,000 in either Overland Park or Lee's Summit," says Ali Benarous, a lifetime KC resident.

White Oak is part of the Hickman Mills C-1 School District, which scores a C-minus on Niche and has around 5,000 students. Students can attend Dobbs Elementary School, which gets a C-minus on Niche. Hickman Mills Middle School doesn’t receive a ranking on Niche or GreatSchools. Ruskin High School is the lone high school in the district and earns a C. The high school provides a laptop for its entire student body.

U.S. Route 71 leads to downtown K.C.
Multiple major interstates of the K.C. surround White Oak, which is not directly bordered by any major roadway. U.S. Route 71 is one option to take about 15 miles north into downtown. Auxiliary Interstates 470, to the south, and 435, to the east, are other ways to navigate the metro. Kansas City International Airport offers flights on 13 different airlines and is located about 35 miles north via I-435. University Health Lakewood Medical Center is the closest hospital to White Oak.

White Oak Park offers sprawling green space in heart of neighborhood
A paved path leads to White Oak Park, which makes it walkable for some neighbors. Spanning 25 acres on Elm Avenue, the park has a playground and backstop for pick-up baseball games. Other nearby options include James A. Reed Park, which with a merry-go-round and a plastic rock-climbing wall nearby. Nikia Valley Equine is a bit farther east on Bannister Road. It offers trail rides, horseback riding lessons and boards horses. Water sports like fishing and boating are available at the popular Longview Lake Marina, 5 miles away. Fishing off the dock is permitted four days a week. Visitors can also take the Longview Trail to the public swimming beach or play sand volleyball near the 930-acre lifeguard-protected freshwater beach.
Patsy’s Place serves coffee on Bannister Road
Dollar General provides a quick place to run errands, while Hy-Vee and Walmart are within 3 miles of the neighborhood. Bannister Road is lined with fast-food favorites Hardee’s, Wendy’s and Taco Bell. The locally owned coffee shop Patsy’s Place is on Bannister, while The Olive Café is known for its Mediterranean fare and baked goods.

K.C Triathlon kicks off the summer at nearby Longview Lake
Kansas City hosts one of the largest triathlons in the region each May, 5 miles south at Longview Lake. While the neighborhood is not on the course, the event brings crowds to the area to support racers competing at the Olympic, sprint and relay distances.
