McVey-South Shore has evolved drastically since the neighborhood’s early days. What originally began as a subdivision intended for city iron furnace workers and their families, McVey-South Shore now boasts multi-million-dollar properties right on the waterfront of Lake Oswego. Luxury homes, in addition to an abundance of greenery and top-ranked schools, pull homebuyers who still want to be close to Portland or their tech corridor jobs in. Multi-million-dollar estates on Lake Front Road
Million-dollar, modern traditional estates with four bedrooms—mostly built around the turn of the 21st century—set the median price of a single-family home McVey-South Shore to $889,000. And while the six-digit prices in the western part of McVey-South Shore aren’t exactly modest, they pale compared to what the four- or five-bedroom mansions along Lake Front Road cost. These homes, most of which feature direct access to the water, run anywhere from $3 million to $5 million. Most homeowners who enjoy lakeside living have private easements, from which they launch paddleboards, canoes and kayaks.
Looking back to the history of the area, the electrification of the rail car that connected Lake Oswego and Portland opened the door to waves of people who wanted to escape the big city of Portland for a quieter way of life. A wave of two- and three-bedroom ranch-style homes and Craftsman bungalows were built in the 1950s and ‘60s in an area once referred to as South Shore. These homes, selling between $550,000 and $700,000, are popular among younger families.
McVey-Shore offers a variety of home prices, as well as a diversity of architecture. “You have a lot of different types of homes built in different eras and architectural styles,” says Erin Primrose, a broker with Real Broker. “No two are the same, which is really special.” The neighborhood scored a two on the CAP Crime Index, significantly lower than the national average of four.

Lake Oswego schools rank highly in Oregon
The schools in Lake Oswego are one of the main reasons people want to move to McVey-South Shore. Niche ranked Hallinan Elementary School as the fourth-best public elementary school in the state. After Hallinan, McVey-South Shore students attend Lakeridge Middle School, with both schools earning an A. Local teenagers graduate from Lakeridge High School, the second-best public high school in the state, earning an A-plus. Besides stellar academics, Lakeridge offers around 60 extracurricular clubs to its students, including the Finance and Investment Club, Bouldering Club, Robotics and Support & Service Lakeridge. Students can also compete in a variety of athletics after class, including varsity alpine skiing, snowboarding and horseback riding.

No lack of outdoor adventure in McVey-South Shore
“There are parks on every corner, even ones you can’t find on a map,” Primrose says. “Even on roads that don’t have a shoulder, you always see people walking, running and on their bikes on a sunny day.” One of these green spaces—Aspen Park—rests on a hill at the southern point of the neighborhood, aptly named for its views of the neighborhood and the lush Oregon evergreen forests beyond.
For a waterfront view, residents head to George Rogers Park, about five minutes away. The park features something for everyone—remnants of the first iron furnace on the West Coast for history buffs, sandy beaches where Canadian geese wander for beach-goers and a number of vantage points of the water for amateur photographers. The soon-to-be-finished Lake Oswego Recreation and Aquatics Center will give McVey-South Shore residents a place to work on their fitness indoors. Set to open in the summer of 2024, this new facility will house an Olympic-sized pool, a gym, a weight room and another large room for group exercise classes.

New Seasons in Stafford Road shopping center
The shopping center at the center of the neighborhood connects the older parts of the McVey-South Shore with the newer subdivisions and lakefront communities. Residents head to Adisaya Thai to savor signature Thai dishes like lemongrass chicken and duck curry after sharing an appetizer of golden fried tofu or potstickers filled with chicken and ginger. For a casual meal in a laid-back atmosphere, residents grab a slice at Bellagio’s Pizza, a Portland-area chain. Another Portland staple—New Seasons Market—is nearby, offering fresh groceries and other weekly essentials.
