Imperial Estates, a suburban neighborhood on the east side of Lakewood, is characterized by customized midcentury homes. The area's perks include a highly rated school district, plenty of shopping and access to highways, such as Interstate 605. Lakewood is considered one of the Gateway Cities of Southeast Los Angeles County. It's about 20 miles from Downtown LA and 10 miles north of Long Beach and other coastal destinations. "Lakewood is quieter, but it stands out for its parks and activities. The neighborhoods are very involved," says Connie Martinez, a Realtor with Keller Williams. Comparing the east side of Lakewood to the west, she says the east has more of a connection with Cerritos, a city to the northeast, whereas the west side is more connected to the downtown. Imperial Estates West is primarily residential, characterized by streets of single-family homes. There are a good amount of apartments, too, many of which are within complexes. The proportion of owners to renters is about half-and-half.
The neighborhood was developed from the 1950s through the '60s, and ranch-style homes are most common. They have various midcentury design elements, such as ornamental roof gables
