Surrounded by two shopping centers and two major Lansing commuter routes, Groesbeck is a convenient suburb along the northern limits of both Lansing and East Lansing. Housing options may range from apartment buildings in the south to older homes in the north. "It's a very sought-out area, and houses do not last long," says Realtor Kristen Wright with Exit Realty Advantage, who has experience in the area. "The location is convenient for commuting, and there's a kid-friendly, know-your-neighbor vibe that makes the area really popular." Part of that neighborhood community comes from an active Facebook group, where residents can plan local events or express community concerns.

Urban proximity with township taxes
One of the unique aspects of the Groesbeck area is that some homes sit outside of city limits in the Lansing Township. While being outside the city comes with lower taxes, it also means residents have to sign up for their own trash services. However, only some homes sit outside the city's boundaries. Those who live south of Hopkins Avenue or right at the center of the neighborhood are part of the township. Those who live more to the north are still part of the city. Regardless of township or city, homebuyers can find established communities of ranch-style homes and colonials, most built in the 1940s-60s, with a few built in the 1980s. Despite only spanning 12 acres, the park feels like a secluded retreat from the bustle of the city. More central to the neighborhood, Slater Park has sports courts, a pavilion and an open green space. And for golf enthusiasts, the Groesbeck Golf Course is an 18-hole public course that sits just across Wood Street. "People really value the green space," Wright attests. "The golf course is so popular, and the residents really care about protecting their green space.

Local grocery store and commercial hubs
Ask any Groesbeck resident about Westlund's Apple Market, and odds are they have been at least once. The family-owned market sits less than a mile from most homes, making it a neighborhood staple. The fried chicken over by the deli might be their most popular item, and there are, of course, apples for sale. But the store also has various grocery essentials, made-in-Michigan treats, and even vinyl records. For bigger brand shopping, Eastwood Towne Center borders the neighborhood to the north, putting a selection of restaurants and shops in this open-air mall less than a mile away.

Sitting within the Groesbeck neighborhood, the public Post Oak Academy earns a B rating from Niche and serves grades kindergarten through eighth. The school is known for its International Baccalaureate (IB) curriculum and a Chinese language immersion program. The IB program can be continued at Eastern High School, which gets a B-minus. Lansing Public School District has an open choice, which means parents can send their kids to any Lansing school and even apply for lottery enrollment to neighboring districts. "Groesbeck is right by East Lansing, so some parents use the school of choice system to move into that district," Wright explains. The East Lansing School District gets an overall A-plus rating compared to the Lansing Public School District's overall C rating.

Quick commutes, road noise and traffic
Residents are just 3 miles from the museum-filled downtown of Lansing and the buzzing Michigan State University college town of East Lansing. And the Capital Region International Airport sits just 5 miles away. The nearby U.S. Route 127 means easy commutes across the whole state, but the major road does bring some noise to those who sit nearby. Getting in and out of the neighborhood can also be inconvenient because of the traffic surrounding the nearby Frandor Shopping Center, which is caused by a network of one-way streets.
