An up-and-coming area on the cusp of Kentucky countryside
On the northwestern edge of Lexington, Masterson Station is the last stop before the rolling hills and thoroughbred-filled pastures of the Kentucky countryside. “It’s a great neighborhood in an up-and-coming developmental area. There’s a lot of new things constantly opening up out here and the city is investing a lot of money to really expand this side of town,” says Sheridan Sims, Realtor and Co-Owner of The Catalyst Group at Keller Williams Commonwealth and life-long Lexington resident. It’s a sprawling neighborhood of closely packed modern homes along meandering roads and packed into cul-de-sacs. While these newer homes are a draw for those seeking the latest designs and amenities, the neighboring Masterson Station Park, a vast green space with play areas, fields and more is an incredible amenity, directly in the backyard of some homes.

Quality public schools along with a highly-regarded private option
Students may start out at Coventry Oak Elementary, but most will begin at Sandersville Elementary, which is located within the Masterson Station neighborhood. These schools are rated B-minus and A-minus, respectively, on Niche.com. At Sandersville, the arts are a priority, and students have the opportunity to participate in a monthly music showcase. Students then move on to attend Leestown Middle and Bryan Station High, rated B-plus and B respectively. Bryan Station has had success in track and field in the past, including four straight championship years. An independent private school, Sayre School in the heart of Lexington is home to students from age two through grade 12.
The student population of Leestown Middle School is 993 and the school serves 6-8.

Masterson Station Park is right in the backyard
“The large Masterson Station Park is close by and a lot of families with younger kids really enjoy going there in the summer. It has a sprayground for kids during the summer, the Bluegrass Fair, an Equestrian riding, training and events space, and plenty of trails throughout,” says Sims. This park dominates the neighborhood and draws in visitors from all across Lexington. A little more private, Masterson Hills Park is a dog-friendly spot within the subdivision, with a small play area for children. Even in inclement weather, there are spots to get in recreation and training in the area, says Sims - “The Yard is located close by for indoor sports activities - baseball training, and youth/adult volleyball leagues.”

Park events bring in people from across the region
“During the summer there are a ton of events that go on at the Masterson Station Park - it would be impossible to list them all. I think a fun thing to mention is during the summer all of the parks in Lexington have this thing called ‘Yappy Hour’ where pets and pet parents get together on a rotating schedule throughout all of the parks and it’s coming to Masterson Station in June!” says Sims. The park is home to other events like the Bluegrass Classic Sheep Dog Trial and Sheep and Fiber Festival that runs in May, a Kite Fest and Christmas activities including light displays and Santa at the neighborhood clubhouse. There’s something for all ages throughout the year.

Kentucky traditions and reinventing neighborhood landmarks
Local and regional chains are staples, with Biscuit Belly offering their gigantic, hot and flaky biscuits as the base for everything from breakfast sandwiches to a unique take on donuts, their “bonuts”. There are savory and sweet options for anyone, along with healthy options. Ramsey’s Diner – Masterson, “A True Kentucky Tradition” that serves up all-day breakfast, also offers lunch and dinner menus featuring Kentucky favorites like the classic Meat & Three plates. Housed in a former Texaco gas station, The Service Station is a stylish bar and is a great place to catch a University of Kentucky basketball game while sipping one of their creative cocktails named after gas station lingo, like the Flat Tire or Full Service. The outdoor patio is dog-friendly, and food comes from a variety of food trucks that stop by for a couple of hours. Crossroads IGA and Fruteria Las Veracruzanas offer nearby grocery stops, while Leestown Road features more retail and dining closer to the heart of Lexington.

Modern homes in the countryside
Sidewalks and neatly kept front lawns line the winding streets and cul-de-sacs of Masterson Station. Modern traditional homes with farmhouse accents are the standard here, with most featuring three or four bedrooms along with one-and-a-half or two baths. Low-slung picket fences offer some backyard privacy throughout the neighborhood, and almost every home comes with a new-growth tree out front, casting shade over their off-street parking in their driveway or garage. Most homes sell for between $250,000 and $425,000, with some older homes starting at $200,000. Buyers looking for low-maintenance living can find town houses in the range of $175,000 to $325,000. Almost every home in the community falls under the Masterson Station Homeowners’ Association, which comes with caveats and rules regarding landscaping, property maintenance, architecture changes and more.

A car-dependent neighborhood in a car-centric city
“This is a large neighborhood so even walking from one end of the neighborhood to the other is a stroll,” Sims says, although many residents are happy to take that stroll with their friends and dogs as the sun sets at night. But for getting around, they are car-dependent – Sims notes that across Lexington as a whole, commuting by car is the norm. For getting out of the region, Blue Grass Airport is only 7 miles away, usually a drive of 15 minutes or less. Baptist Health Lexington, Saint Joseph Hospital and the University of Kentucky Albert B. Chandler Hospital are all within 7 miles of the neighborhood and provide 24-hour emergency care and other specialized care, as well as jobs.

Bluegrass festivities like no other
“During the summer in June, The Bluegrass Fair happens out in Masterson Station Park every year so it is close by for families to enjoy – it’s by far the biggest event around and started back in 1974,” says Sims. Over the years, this wide-reaching ten-day festival has featured diverse entertainment ranging from live pro wrestling, to national musical acts, to magicians, daredevils and much more. This is on top of the rides, agricultural fair and fair food highlights like funnel cake.
