College View cultivates college-town energy on the city’s south side
College View is a Lincoln neighborhood that draws its energy from Union Adventist University, the over 130-year-old school that calls the area home. Union is the anchor for an area that almost feels like its own small town, with an eclectic assortment of locally owned businesses and parks. The neighborhood's homes are high on classic character, some having been here for almost as long as the university itself.

What home styles and prices look like in College View
The bulk of College View’s single-family homes were built between 1900 and 1980. Many of the neighborhood’s oldest houses are located close to Union, and Craftsman is the dominant style among them. College View’s mid-to-late-century homes feature mostly split-level and ranch-style properties, many with brick exteriors. The streets are laced with sidewalks, and most homes are only a short distance from the neighborhood’s amenities.
Listings range from the low $100,000s to the mid-$300,000s, depending on factors including square footage and condition. “It’s a very affordable area,” says Brad Hulse, owner and broker at The 1897 Collective in Lincoln, with about 20 years of real estate experience. “Most homes in that neighborhood are going to be under $300,000.” College View also has some townhouses priced in the $200,000s. Just over half of the neighborhood’s residents are renters, but the area doesn’t cater only to students and other members of the university community. “I’ve sold homes to several local business owners in College View,” says Matt Kirkland, the owner of The Matt Kirkland Group and Giving Realty, who has been selling homes for two decades. “It says a lot about the strength of a community when business owners live where they work.”
Sidewalks can be found throughout most of the neighborhood.

Neighborhood’s university carries a strong presence
Though relatively small, especially when compared to the University of Nebraska-Lincoln, 5 miles north, the neighborhood’s private Union Adventist University offers over 50 majors and minors in disciplines from accounting to nursing. Operated by the Seventh-day Adventist Church, Union has about 750 students and maintains student-teacher ratios of 8-to-1. “The college itself is a big draw for people,” Hulse says.
Younger students in College View can attend schools in the Lincoln Public Schools system. The neighborhood is zoned to schools, including the top-rated Pound Middle School and Lincoln Southeast High School, which offers skilled and technical sciences courses in topics ranging from architecture to robotics.
Lincoln Southeast High School serves students in grades 9 through 12.
Students in grades 6 through 8 attend Pound Middle School.

Where to find coffee, tacos and more shopping near Union and beyond
A stretch called 48th Street cuts through the middle of College View, a main road that anchors the neighborhood’s walkable business district. The area offers all sorts of places to eat, shop and explore, a short stroll from Union. “There’s nothing that’s franchised or anything like that, so they’re all small, locally owned businesses. They range anywhere from bakeries to banks,” Hulse says. Some of the options include:

Playgrounds, pickleball and miles of trails are close by
Most people in this neighborhood are close to at least one green space. Henry Park, a few blocks from the university, has a playground and tennis and pickleball courts. It’s also home to the Calvert Recreation Center, which hosts before- and after-school programs. Larson Park, on the south side of the neighborhood, offers another playground and ample open green space for walks or picnics. The area is also just west of the 270-acre Holmes Lake Park, where a 110-acre lake that’s open to fishing and nonmotorized boating is the main attraction.

College View offers public transit and a quick commute to downtown
Commuters in College View can get around the neighborhood and over to Union and elsewhere using the StarTran bus. Several bus stops line thoroughfares like 48th Street and Pioneers Boulevard. Downtown Lincoln is roughly a 4-mile drive from College View.
A farmers market and other community gatherings
The active College View Neighborhood Association hosts many events each year. The list includes Celebrate College View in September, with live music, games and a car show on Prescott Avenue. The group also hosts the weekly Sunday Farmers Market at College View, held at the College View Seventh-Day Adventist Church every Sunday from April through October.
