Home styles range from vintage bungalows to new builds

Whether you want classic character or modern sheen, West A has options to check your boxes. The area offers century-old bungalows, 1950s and ’60s ranches, 1970s split-levels and 21st-century New Traditional homes. “The older stuff was built a long time ago,” says Ron Stelling, a local Realtor at Woods Bros Realty who’s been selling houses for about 10 years. “And then it wasn’t until maybe 20, 25 years ago that they started developing on the outskirts of town right there, so it’s all new construction. Lincoln’s got to grow somewhere, so it’s growing that way now.” Most of West A offers a suburban feel, with sidewalk-lined residential streets, green lawns and trees. Properties sell for prices ranging from the mid-$100,000s to the mid-$400,000s, depending on age and condition. “This is a great neighborhood for first-time homebuyers,” says local Realtor Josh Beyer, who’s with Capital City Realty Group and Woods Bros Realty and has about four years of industry experience. “Homes sell quickly if they’re in good shape. And buyers really like the wide variety of home styles in West A.”

Local students may attend Roper Elementary or explore other options

The highly rated Lincoln Public Schools system extends to West A. Much of the neighborhood is zoned for Roper Elementary School, and some residents are within walking distance of it. Roper has an involved Parent-Teacher Organization that raises money for causes ranging from an after-school program to infrastructure improvements. You and your family aren’t limited to options like Roper, though — LPS allows school choice flexibility through magnet programs and open enrollment.

Area parks offer playgrounds, trails and golf

Lincoln’s park system is pervasive, and West A is no exception. Residents are close to several of the city’s almost 170 parks, including Coddington Park, which is located right in the middle of the neighborhood and features a playground, a ball field and picnic tables. “On nice days, almost year-round, Coddington Park is busy,” says Matt Kirkland, who’s the owner of The Matt Kirkland Group and Giving Realty and has over 20 years of experience in the business. “Local Little League teams practice on the ball field. Parents with kids enjoy the playground, and you’ll see people of all ages running, biking or walking their dogs. Coddington is a very dog-friendly park, which is great to see.” The neighborhood’s Schroder Park has multipurpose field space and is adjacent to the Willard Community Center, which hosts before- and after-school programs and activities for seniors. Pioneers Park, one of Lincoln’s largest green spaces at 688 acres, is just south of West A. That expanse offers the 18-hole Pioneers Golf Course that’s open to the public, a trail system with an almost 3-mile equestrian path, and the Pinewood Bowl Theater, which hosts concerts in the summer.

Neighborhood spots offer groceries, wings, ice cream and more

West A may be just about 3 miles from downtown, but you can stay even closer to home for a bite to eat or for grocery shopping. The Coddington Market shopping center, just off the neighborhood’s Coddington Avenue, has a Russ’s Market grocery store and multiple restaurants, including:

  • The Watering Hole West, where the sign out front touts the “best wings in town”
  • Zhang’s, which is known for its crab rangoon
  • Amigos/Kings Classic, one of roughly two dozen locations of a Lincoln-based Mexican fast-food chain
The opposite end of the neighborhood features a Lincoln fixture in Lee’s Chicken Restaurant, which has used the same secret fried chicken recipe since it opened in 1945. C&L Dairy Sweet, available across a roundabout from Lee’s, is a seasonal draw for ice cream that’s open from April through September and known for its lemon cone.

Quick drives link residents to downtown, the Capitol and the airport

Commuters face only about a 10-minute drive to downtown Lincoln, the University of Nebraska-Lincoln City Campus and the Nebraska State Capitol. Residents can also catch the StarTran bus in the neighborhood. The Homestead Expressway cuts through West A, providing a link to the Lincoln Airport, which is also roughly 10 minutes away. As close as the airport is, West A residents manage to avoid heavy noise. “They’re usually high enough by then,” Stelling says of overhead aircraft.
