Spacious and contemporary waterfront homes
In a dry Texas town like Abilene, Lytle's 160-acre reservoir is a rare spot for locals to swim and boat on not-too-hot days. "When homes here hit the market, they instantly sell," says Robbie Johnson, Realtor and Team Lead at Texas Lifestyles Group powered by Epique Realty. "Lytle is a bunch of different subdivisions within a larger community. People live around a private lake and are very active in watersports." Johnson has lived in Abilene for nearly two decades and says a big draw is the military. Lytle's midcentury and postmodern subdivisions are 3 miles from downtown and 11 miles from Dyess Air Force Base, the city's top employer. "People who want an easy commute to Dyess AFB, but also affordable homes within Wylie Independent School District chose Lytle," Johnson says. Lytle is also home to a busy expo center that hosts West Texan events throughout the year.

Private access to Lytle Lake
Surrounded by houses and mesquite trees, Lytle Lake is private and residents-only. Locals cast their lines out for largemouth bass and white crappie or watch the Texan sunset from their backyards. Residents have specific access points depending on where they live and if they have a boat permit. Lytle Lake Water Control and Improvement District imposes irrigation and usage restrictions when the lake level drops below six feet. For some out-of-water activities, the 174-acre Nelson Park is north of the Taylor County Expo Center. It is home to the Abilene Zoo and a popular splash pad for the kids. The Abilene Country Club is another family-friendly hub 3 miles away. Johnson is a club member who says that it was a great place to build community when she moved here.

Waterside living along Lytle Lake
Lytle's houses hug the shores of the lake. Lakeshore and Shoreline drives offer direct water access. Of the eight subdivisions, the most prominent are Lytle Shores, Lytle Place and Oldham Forbes. "Lytle is hilly with single-family homes and townhouses built in the 1960s, 70s and 80s. But there are even homes I sold constructed in the 1920s," Johnson says. The neighborhood's winding roads lack sidewalks, but mature oak trees shade their spacious lawns and horseshoe driveways. Houses typically start at over 1,500 square feet and reach 4,000 square feet. Unlike the more uniform feel of neighborhoods like Carriage Hills, just south of the airport—Lytle's homes offer variety, with Tudor and Colonial Revivals standing alongside Craftsman and Contemporary custom builds. Prices are comparable throughout subdivisions. Small homes range from $265,000 to $415,000. Larger houses on half-acre lots can cost $500,000 to over $800,000. Johnson notes that the lake doesn't flood and suffers from low levels, restricting how often residents can water their lawns.

A growing retail scene in downtown Abilene
Downtown Abilene is a 3-miles drive north of Lytle and home to locally owned restaurants and a growing cultural scene. Grocery options within a 5-mile radius of the neighborhood include Circle H Meat Market & Mercantile and United Supermarkets to the north, and Market Street to the south, near the Mall of Abilene. For a hearty taste of West Texas, Joe Allen's Pit Bar-B-Que is a family-owned restaurant that looks straight out of the Old West. Inside, taxidermy longhorns and horse-themed decor set the stage for mesquite-grilled ribs and pulled pork. West of Grover Nelson Park, Lytle Land & Cattle Company is another locally owned spot known for its steaks and live country music.

Rodeo festivities at Taylor County Expo Center
The neighborhood is home to the Taylor County Expo Center, attracting over 350 visitors annually. Come September, the West Texas Fair & Rodeo takes center stage, spreading over two weekends. “Another big thing is the Texas High School Rodeo State Finals,” says Pam Sites, director of Visitor Services for the Abilene Convention & Visitors Bureau. “The high schoolers drive their rigs here, and families have been coming for so long that they already know what hotel they want to stay at and what their favorite restaurants are.”
