Growing north-end community near Hardin-Simmons University

This northside Abilene neighborhood is home to the private, faith-based Hardin-Simmons University and Hendrick Health, a major employer in the city. "Abilene has a strong Christian community. I've been to many places, and Abilene always introduces me to friendly people," says Daniel Devore, a Realtor with the Tonya Harbin Team. "The north end is proliferating, especially near ACU, with significant city investment in the area." The community is expanding with new construction, renovations of older homes, and access to a STEM-focused high school. Retail developments are also enhancing family-friendly recreational options in this growing area.

Abilene Independent School District (ISD) is home to Martinez Elementary School and Mann Middle School, both earning a B-minus grade from Niche. Although not rated by Niche or GreatSchools, Holland Medical High School offers a strong program at Hardin-Simmons University, a private, faith-based university founded in 1891. Abilene Christian University is more well-known, but both are active in sports and local events," Devore says. The university earns a C-plus grade from Niche.

Home to Hendrick Health, a top employer in Abilene
Interstate 20 runs along the neighborhood's northern edge, providing easy access. Traffic in Abilene is light, allowing for quick drives around the city in about 20 minutes. "People like Abilene for its lack of traffic. During holidays, it's still nothing like DFW," Devore says. CityLink bus stops on Pine Street and Ambler Avenue offer local trips, and Abilene Regional Airport is 6 miles away. The neighborhood houses the city's largest healthcare facility, Hendrick Health. "Hendrick Health is our main hospital. It merged with Abilene and Brownwood Medical Centers, resulting in two large facilities: one in the town center and the other near Hardin-Simmons University."
Allen Ridge is a growing retail development nearby
Allen Ridge is a mixed-use entertainment corridor two miles east of North College. "Allen Ridge has a nice pond, lounge area and several new restaurants," Devore says. Auto repair shops, thrift stores and barber shops are scattered throughout North College's streets. Larry's Better Burger Drive-In on North Treadaway Boulevard is an old-school shack with glowing red neon letters, serving customers since 1967. Little Italy Pizza & Pasta is a family-owned eatery on Ambler Avenue along with Walmart Neighborhood Market.
Generational homes and new construction
Homes in northside Abilene are being remodeled, with most featuring up to three bedrooms and around 2,000 square feet. The northern half of North College offers larger lots with open yards, giving it a rural feel while being close to downtown, with many homes built in the 1960s and 1970s. Neutral-painted minimal traditional homes and stone-faced cottages are priced between $150,000 and $250,000. To the south, residential blocks become denser around the award-winning Hendrick Health campus, where farmhouse-style duplexes built in 2023 on Cedar Street are priced over $260,000. Cedar Creek runs along the northeastern corridor, making the area prone to flash flooding. "There are flood zones in Abilene, so you must watch out for that," Devore says. "The more flood-prone areas tend to be more centralized."
Summer fun nearby at Arthur Sears Park's splash pad
Cedar Creek is a tree-covered stream that snakes through Will Hair Park, a small green space on the right side of Highway 83. The park offers ball fields and playgrounds and hosts the Abilene Eastern Little League, which also plays some games at Cal Young Park. West of the neighborhood, Arthur Sears Park is well-visited for its splash pad and birthday parties under the gazebo.
1117 Studios & Gallery's local art scene
Arthur Sears Park is home to Abilene’s annual Cinco de Mayo Parade in May, bringing together the community with traditional mariachi music and folkloric ballet performances. 1117 Studios & Gallery was formed in 2021 to make a space for local artists for exhibitions and private art lessons.
