The story of the River Oaks-Brookhollow neighborhood is the story of Abilene's growth — when the oil industry fueled the city's development. "It all started when oil was developed in the 1950s, and oilmen needed houses to match their new status," says John Hill, broker and co-owner of Barnett & Hill. Three postwar subdivisions make up this established community "located in one of the four pockets of Old Abilene, which are some of my favorite streets," says Robbie Johnson, Realtor and team lead with Epique Realty. "Most of the houses look the same in these areas, and they have big, full trees." A highly rated elementary school sits in the heart of the neighborhood, and residents live close to an amenity-filled city park and many shopping and dining options.

Big lawns and midcentury ranch-style homes

River Oaks-Brookhollow is home to three subdivisions: Tanglewood, Brookhollow and River Oaks. "I love River Oaks because it has cute things like a Little Free Library," Johnson says. The subdivisions lack sidewalks but have wide, quiet streets. Large lawns feature big, mature trees and neatly landscaped shrubs. Homes were built throughout the 1950s and '60s; most are classic brick ranch-style homes and minimal traditional stone houses that often come with two-car garages. The most distinctive subdivision is Tanglewood, which is in the northwestern section of the community. It stands out for having the largest houses in the neighborhood — typically between 3,000 square feet and 5,000 square feet — and exclusive community amenities, including a clubhouse and an outdoor pool. Houses here range from the high $300,000s to $500,000. "Brookhollow and River Oaks offer a more affordable option just south of Tanglewood," Hill says. Homes in these subdivisions are typically priced between $200,000 and $300,000 and are usually less than 2,000 square feet.

Austin Elementary is "a cornerstone of the neighborhood"

The neighborhood is served by the Abilene Independent School District. "Austin Elementary is where [most of] the kids are zoned, and it's right in the middle of Brookhollow," Hill says. "The school has a long history of being highly regarded and continues to be a cornerstone of the neighborhood." It has a B rating on Niche and an engaged PTO that organizes fundraisers and events. Nearby, Mann Middle School has a C-plus rating, while Abilene High School, known for its competitive sports and STEM and AP programs, has a B rating. On the neighborhood's east side, Premier High School – Abilene offers an A-rated public charter education with career-focused programs like piloting, culinary arts and engineering. McMurry University, Abilene's second-largest private university, is a short drive east.

Convenient to shopping centers and H-E-B

River Oaks-Brookhollow is surrounded by small shopping centers and restaurants. Known for its fajitas, Miguel's Mex-Tex Café on South Danville Drive welcomes locals with agave plants outside and a botanical garden-like interior with flower vines draped along the ceiling. On South 27th Street, Lucy's Big Burgers captures a nostalgic 1950s vibe with gingham tablecloths, black-and-white cowboy photos and tin accents. It's known for its bacon-wrapped jalapeño poppers and friendly waitstaff. Tucked in the neighborhood's northeast corner, River Oaks Village Shopping Plaza has a United Supermarkets, several salons and small shops. One of them, American Honey Boutique, sells clothing, locally made candles and Texas-themed art. An outpost of H-E-B is just north on Barrow Street. The Shops at Abilene and Abilene Mall are just over a mile south.

A splash pad for summer days at Redbud Park

Just south, Redbud Park has a splash pad and paved trails that wind past playgrounds and ball fields used by the Abilene Legacy Little League. The park is also home to the YMCA of Abilene, which offers sports programs and summer camps. A small prairie dog preserve is a popular, family-friendly attraction. A couple miles north of the neighborhood is Oscar Rose Park, the city's most visited green space and home to Adventure Cove, a water park with colorful waterslides and a lazy river.

Neighborhood subdivisions celebrate holidays

The neighborhood's subdivisions organize various holiday events. "Tanglewood hosts its own Halloween night for friends and residents only," says Hill. "River Oaks also has a Fourth of July parade." Downtown Abilene is 4 miles away, and its historic streets host Second Thursday ArtWalks and The Children's Arts and Literacy Festival in June.

Close to Dyess Air Force Base

The neighborhood has a 20-mph speed limit, which can help improve safety. Dyess Air Force Base is a major local employer 6 miles west via Arnold Boulevard. U.S. Route 83 runs north-south along the neighborhood's western edge. Abilene's CityLink buses run through the neighborhood on Southwest Drive. Abilene Regional Airport, 10 miles away, has daily flights to Dallas. Hendrick Medical Center South is 5 miles away.
