Anchored by Oscar Rose Park, Sayles Boulevard is surrounded by swaying oaks and sun-dappled lawns. A mile from downtown, the neighborhood park has a splash zone, two recreation centers and a skate park where care-free summer days are just a short walk from home. Residents live in houses dating back to Abilene's earliest years, and some have been occupied by renters attending nearby McMurray University just a mile south. "It's 80% residential. The neighborhood is a mix of first-time homebuyers. However, there are also a good number of half-a-million-dollar homes," says Sylvia McMillan, a real estate agent with Coldwell Banker Apex Realtors and resident since 1980. "If you're on Sayles Boulevard, you can get anywhere you need in 5 minutes. There are grocery stores, pharmacies, hardware stores and the park." While retail options are sparse, convenience comes from an H-E-B grocery store on the corner of Barrow Street.

Neighbors stay cool during the summer at Adventure Cove
Oscar Rose Park is the main focal center for recreation, offering skate parks, community centers and public swimming pools. Children aged two and younger get free access to Adventure Cove. This pirate-themed splash zone keeps summer busy with its lazy river and colorful, swirly waterslides. Spacious lots and 20th-century architecture
Established in the late 1800s, the neighborhood was planned near its namesake boulevard and surrounded by ample green spaces. It retains its historical essence with one of the city's oldest homes, a Queen Anne-style residence, and quaint cottages reminiscent of the English countryside. "It's a lovely neighborhood," McMillan says. "North of 14th Street, you'll find well-maintained historic homes that are quite impressive. The area's low flood risk also adds to its appeal compared to other parts of the city." Residents here are passionate about restoring homes dating back to the mid-1900s. Ranch-style homes and Craftsman bungalows have landscaped gardens and covered porticos that frame small front porches. The neighborhood's spacious lots often exceed 10,000 square feet. Home prices vary widely, from around $150,000 for fixer-uppers to over $500,000 for properties that have stood the test of time.

Spending the afternoon in Downtown Abilene
Downtown Abilene is a mile east with relics of the city's history museums and locally owned businesses. "Downtown is great. It has my favorite antique, thrift, coffee and book shops. My girls and I can spend a whole afternoon down there," McMillan says. "One of the best spots is Hickory Cafe. They make fresh Zucchi bread and have been here for over 40 years." H-E-B is on Barrow Street, in the neighborhood's southwestern corner. While the neighborhood is mainly residential, there are still homey restaurants. Along South 1st Street, Armando's Mexican Food is all about fast-casual comfort dishes like savory menudo and street tacos. A few blocks down South 7th Street, El Pulgarcito de America is family-owned and known for its authentic pupusas and mural-adorned walls. A 5-mile drive south, the Mall of Abilene and Shops at Abeline are home to Target, Home Depot and Lowes.

Just a mile north stands McMurry University, a private, faith-based institution housing The Patty Hanks Shelton School of Nursing. "My daughter went to college there. She lived in Abilene and had her own house while going to school. As a freshman, they require you to live in the dorms, but if you're from here, you can live off-campus," McMillan says.

Abilene Community Theatre has been a fixture at Oscar Rose Park for over half a century, showcasing local talent in various plays and musicals throughout the year. "The theater is still very active and has been there for quite some time. It's a cool old building," McMillan says. In late July, Oscar Rose Park transforms into a western spectacle for the Wild Bill Hickok Rodeo, featuring steer roping, livestock auctions and the Spurs & Spikes Golf Tournament.

Access to highways and CityLink buses
US Highway 83 is 7 miles west, making commuting north and south of the city convenient. "Abilene is pretty small. You can drive across the whole city in about 20 minutes, so commuting isn't an issue," McMillan notes. Barrow Street and South 14th Street have bus stops served by Abilene's CityLink bus system, though most residents prefer to drive. Hendrick Health is just 3 miles north for emergencies, and Abilene Regional Airport offers flights to Dallas, a quick 5-mile drive away.
