As the area continues to experience a surge in growth, so does its housing market. “We have seen a lot of investors come in from bigger cities. They say that South Texas is the gem that nobody knows about, and they are really helping the market to grow,” says Jenny Avellaneda, a Realtor with Effective Real Estate who has lived in and sold homes in the McAllen market for more than a decade. With an eclectic housing stock that includes both a 55-plus mobile home community and contemporary new construction, Abram-Perezville attracts buyers at many different stages of life. “It’s quiet, well-kept and not well-known, but the property values are still good,” Avellaneda says, noting that with more growth on the horizon, those values may increase in the coming years. Most of the community’s newer homes are to the north, with half-acre lots featuring Spanish-inspired estates that range from 2,000 to 4,000 square feet. Prices typically fall in the $300,000 to $400,000 range here, while the smaller single-family homes to the south usually list between $150,000 and $200,000.Career prep at P-Tech
Students are served by La Joya Independent School District and can attend schools such as Guillermo Flores Elementary and Ann Richards Middle, which both maintain grades of C on Niche. The interstate also connects residents to both McAllen International Airport and South Texas Health System Heart. With access to multiple border crossings, including the Mission-Reynosa Bridge, residents don’t have to go far to travel internationally. Avellaneda says many residents make the short, 15-mile drive to La Plaza Mall in McAllen for most of their retail needs. The city is home to one of the best retail scenes in South Texas, situated all along Interstate 2. However, Abram-Perezville doesn’t neglect small businesses around town. “We have the infrastructure here to grow and maintain businesses,” Rios says. The McAllen Refresh program provides grants to help small businesses that have operated for over 25 years revamp their storefronts near and around McAllen. Local Mexican restaurants dot the area, including Taqueria Ramirez, located along Loop 374. Whether it’s swim lessons or summer parties, residents enjoy spending warm days at the La Joya ISD Aquatic Center, which features splash zones, water slides and accessible equipment. For something a bit quieter, locals head over to Bentsen-Rio Grande Valley State Park, a nearly 800-acre refuge for hundreds of songbirds, hawks and bobcats, among other wildlife. Visitors can explore 7 miles of trails throughout the park, including an elevated observation tower for birding during migration season. Just down the road, insect lovers have a real treat at the National Butterfly Center, a 100-acre expanse filled with natural trails lined with pollinator-friendly plants. And to the north, residents can attend baseball games or host a picnic at Bentsen Palm Community Park. For a day spent fishing, Penitas Lake is a little over 3 miles away.Events
The Palmview Parks and Recreation Department and the nearby Palmview City Hall host various community events. For instance, the Parks and Recreation Department has an annual turkey distribution each November. There’s also an annual Christmas tree lighting event at city hall, with craft vendors, live entertainment and a car show. Along Oval Park in nearby McAllen is the McAllen Convention Center, a popular spot to host quinceañeras and comic cons, and the McAllen Performing Arts Center. Orchestra and symphony performances grace its large, amphitheater-shaped auditorium stage. McAllen hosts the largest holiday parade in Texas. Daylong festivities start with a toy giveaway at the city’s senior center, followed by an extravagant parade. Brightly illuminated floats and marching bands parade fill the streets and are narrated by celebrity hosts like Mario Lopez. Crowds chant to spin the floats around in circles as they make their way to Municipal Park on Bicentennial Boulevard for a festive carnival celebration.
