Seaward Plantation Estates offers breathing room in growing Orlando metro
Seaward Plantation Estates, located near Alafaya and the Econlockhatchee River, is a quickly changing rural community becoming popular with homebuyers for its big tracts of land. “You have buyers who don’t want to be in subdivisions,” says Steve Montgomery, a Realtor with eXp Commercial who sells throughout Central Florida. “They’re tired of being pressed in by people, and they can get 2 to 5 acres of land there and can still get it relatively cheaply.”
Ranch-style and manufactured homes on multiple acres
Homes here are largely a mix of ranch-style and manufactured, with two or three bedrooms. Most homes were built between 1960 and 1990, though there are a small collection built after 2000. Lot sizes are typically an acre or more, with houses sitting away from roadways and flanked by mature trees. Montgomery says there are no HOAs. Homes don’t often go on the market here; however, when they do, they’re often priced from $275,000 to about $400,000. Land prices range from $55,000 for 3 acres to $155,000 for nearly 5 acres. Regarding crime, the neighborhood's CAP Index score is 2 out of 10, lower than the national average.
Kids attend Orange County Public Schools, neighborhood is close to UCF
Several schools serve the area, including Camelot Elementary, which rates a B-plus on Niche and Timber Springs Middle, which rates an A-minus. East River High, which earns a B-plus, offers multiple academic pathways in multiple careers, including early childhood education, culinary arts, and sports and entertainment marketing. The University of Central Florida, a public four-year school that serves roughly 56,000 students, is 7 miles away.
State Road 50 has shopping, dining and medical care
Winn-Dixie, Walgreens and several services and restaurants are along State Road 50, which runs on the neighborhood’s north side. A nearby favorite is Dustin’s Bar-B-Q, a local chain that also serves seafood and sandwiches. Alafaya Commons and other shopping centers are about 5 miles away and feature additional stores, services and restaurants. While Downtown Orlando is less than 20 miles away, Montgomery says that’s not always a draw. “People who live [in the area] aren’t going to Downtown Orlando; they’re living out there because they don’t want to go into Downtown Orlando,” he says with a laugh. AdventHealth, HCA Florida and Orlando Health have emergency rooms within 6 miles of the neighborhood, and multiple full-service hospitals, including AdventHealth Winter Park, are about 15 miles away.
Green spaces and a nature preserve are nearby
Several green spaces are nearby, including Corporal Patrick Deans Park, which has a playground and basketball courts overlooking a large pond. The Econlockhatchee Sandhills Conservation Area is good for wildlife viewing along 3 miles of trails.
Residents access Orlando via SR-50 and SR-408
There is no public transportation in the neighborhood, so residents get around by car. State Road 50 connects residents to Orlando International Airport and Interstate 4, about 20 miles from the neighborhood. State Road 408 is nearby and is how many residents get to Downtown Orlando, about 17 miles away.
The area's hurricane risk
Due to its location in the state, Seaward Plantation Estates is vulnerable to hurricanes. Orange County’s website provides information to help residents stay prepared for severe weather.
