It's notable for its proximity to the city's heart while maintaining leafy, green views and a laidback vibe. Like many nearby neighborhoods, investment properties and revitalization are also a massive component of Cleveland Heights. "Albany is kind of a hub for southwest Georgia. I would say the demographic has changed. As the college grows, so does the community," says RaShaunda L. Muldrow, born and raised in Albany and the owner of The Real Estate Concierge. "We have several projects to bring the downtown area back to life, especially as our population grows and we get more tourism. That trickles down to everything around it. These neighborhoods are getting new life."

Midcentury homes featuring ranch styles and cottages
The narrow, quiet neighborhood streets of Cleveland Heights wind beneath the shade of oak and cedar trees. Mid-20th-century homes line the streets, most of them ranch styles and Tudor-inspired cottages. Many houses have either been renovated or meticulously cared for over the years, but some that are in need of care are being purchased by investors to fix up and sometimes sell. These are typically priced between $65,000 and $90,000, while renovated or maintained properties sell for $100,000 to $180,000. Albany is vulnerable to heavy rainfall and flooding from the Flint River, so the county encourages homeowners to purchase additional flood insurance. Dining on Southern classics at Pearly's
Cleveland Heights is only 4 miles from the most significant shopping area in the city, anchored by the Albany Mall, and featuring large retailers such as Target and Publix. The neighborhood is also directly bordered by North Slappey Boulevard, which is lined with daily convenience stops such as Walgreens, Fresh Foods International Market and Family Dollar, alongside several fast-casual restaurants. Local businesses are interspersed with the chain shops, most notably a tiny restaurant named Pearly's Famous Country Cooking. For over 30 years, Pearly's has been serving classic Southern meals and become a city staple.

Annual celebrations abound in Albany
While Cleveland Heights might be a quiet neighborhood, it's close to downtown’s big annual events, from the Snickers Marathon – a qualifying race for the Boston Marathon – to First Fridays on the Flint, which features food, drink and live music. "We're small, but we pack a mighty punch," Muldrow says. "We always have a little something going on. Albany is the site of a lot of tourism for things you wouldn't expect, like quail hunting."
Cleveland Heights is very close to amenities in downtown, like the Monster Dash 5K race.

Kickstarting education at Northside Elementary
Cleveland Heights falls under the Dougherty County School System, and many local kids will start their education at Northside Elementary before heading to Merry Acres Middle and Monroe High. All schools receive a C-minus grade on Niche, and Monroe High, in particular, gets an A-plus ranking for its extensive list of clubs and activities. It also offers college prep and technical programs so students can begin specializing in specific career paths.

Not only is it the oldest park in Albany, but on Saturdays, it's the site of the Tift Park Community Market. Vendors gather to sell local produce, artisanal crafts and specialty goods. For those who are drawn to the water, Cleveland Heights is minutes away from the Flint River. "The river runs through the center of town, and you can go fishing, kayaking, or just sit enjoying the outdoors," says Yvette Fields, the assistant city manager of Administration for Albany.

Getting around Albany and catching flights to Atlanta
An interstate doesn't directly serve the city of Albany, but residents can use U.S. Routes 19 and 82 to navigate around the city and to more significant thoroughfares. By following Roosevelt Avenue, it’s just a mile to downtown Albany and the renowned Phoebe Putney Memorial Hospital, one of the biggest employers in the area. The Southwest Georgia Regional Airport is 4 miles south and is serviced by Delta Airlines, and many locals will get connecting flights at Hartsfield-Jackson Atlanta International Airport.
