The established nature and future change of Dixieland
Just a couple of miles from downtown Albany, Dixieland is one of the core neighborhoods surrounding the city's heart. It's bordered by some of the area's more iconic sites, including the Albany Civic Arena and long-standing Jimmie's Hot Dogs, but the neighborhood maintains a lowkey, quiet atmosphere. It features modest homes, many of which are being completely flipped by investors or meticulously maintained, making it an appealing choice for those who are making their first home purchase or want to be involved with renovating their new property. “It’s part of many areas downtown that are trying to be reinvigorated,” says RaShaunda L. Muldrow, born and raised in Albany and the owner of The Real Estate Concierge. “The city cares a lot about bringing older neighborhoods back to life, especially with our housing shortage.”
Investment homes and renovated properties near downtown Albany
Homes in Dixieland were mainly built between the early and mid-20th century. Brick ranch homes and simple, minimal traditional houses sit beneath the shadows of oak and pine trees. While some houses in the neighborhood need restoration, many have been lovingly kept or renovated. There are small sections of Dixieland where more contemporary homes have sprung up, typically on lots where abandoned houses have been torn down. “Albany real estate is largely generational,” Muldrow says. “A lot of these invest properties are being sold by kids whose folks have passed, and they’re being flipped to sell to families.” There is little architectural variation, so home prices don't fluctuate much, with properties normally selling between $50,000 and $150,000.

Shopping at Albany Mall and visiting Jimmie's iconic hot dog stand
Around 6 miles north of Dixieland is Albany's largest commercial area, anchored by the Albany Mall. Here, residents can find daily errand stops such as Sam's Club, Lowe's and Publix, alongside several other national retailers. The neighborhood is bordered by a few fast-casual restaurants, but nearby is a local eatery that’s been serving Albany since 1947. Jimmie’s Hot Dogs retains its vintage aesthetic and no-frills Americana menu, and it’s successfully one of the longest-running restaurants in the city.
The Publix in Albany is a favorite grocery shopping option for the surrounding areas.

First Fridays on the Flint
Dixieland is just a mile from the Albany Civic Center, a multi-purpose arena that hosts events year-round and is one of several stops for First Fridays on the Flint. “The Civic Center is part of the Flint Entertainment Complex, and it’s always open for free to the public on First Fridays,” Muldrow says. “They host vendors, afterparties, all kinds of things. It’s definitely family-oriented.”
Vocational programs with Monroe High School
Dixieland falls under the public Dougherty County School System, and many local kids will start their education at Alice Coachman Elementary before heading to Merry Acres Middle and Monroe High. All schools receive a C-minus grade on Niche, and Monroe High, in particular, gets an A-plus ranking for its extensive list of clubs and activities. The high school also offers six vocational programs so that students may begin to earn certification for different industries, such as healthcare, before entering further education.
The Merry Acres Middle School, located near Dixieland, has a C- grade on Niche.
The Monroe High School is located near Dixieland serving grades 9-12.

Exploring the recreation at Carver Park
To the west, Dixieland is bordered by Carver Park and the Driskell Community Center. It has a wide array of recreational options, from baseball fields and tennis courts to a large playground, pool and spray park area. To the east is Mary Young Cummings Memorial Park, which features large grassy areas for soccer games and picnicking and walking paths around a large pond.

Navigating Southwest Georgia via Route 19
Albany is one of the largest cities in Georgia not to be directly served by an interstate, but U.S. Route 19 and U.S. Route 82 are considered the major thoroughfares for getting around and outside the city. Southwest Georgia Regional Airport is just south of Dixieland, which services directly to and from Hartsfield-Jackson Atlanta International Airport via Delta. Just 2 miles north is the Phoebe Putney Memorial Hospital, the largest medical center in Albany. “Phoebe Putney is one of our biggest employers and lots of people relocate here to work for the medical center,” Muldrow says.
The Southwest Georgia Regional Airport is a beautiful architectural feature in Albany.
Highway 82 runs along the northern edge of Dixieland.
