Phoebe Putney Memorial Hospital is close by
Eudgemar is a quiet, established Albany neighborhood just 2 miles from downtown entertainment and Phoebe Putney Memorial Hospital. “The hospital is a major employer in the city,” says Albany resident Mary Linda Cotton, a Realtor with Coldwell Banker/Walden & Kirkland. “They just finished building a nursing school and trauma center. That area is very convenient for the people who work there.” While located in the heart of the city, residents have access to a pocket park right in the neighborhood. Downtown’s Riverfront Park offers paved trails along the Flint River that lead to an amphitheater that frequently hosts free live music.

Eudgemar has midcentury architecture
Homebuyers will primarily find cottages and ranch-style homes built in the 1940s and ‘50s. “A lot of the houses still have original features. I have a house listed on Maryland Drive that has beautiful heart pine and oak floors all the way through it,” Cotton says. “Some of them have been renovated.” Homes rest along quiet, streets lined with streetlights. The properties commonly feature roomy quarter-acre lots dotted with towering pine trees. Prices range from $100,000 to $250,000. Eudgemar's CAP Index Crime Score is 5 out of 10, slightly higher than the national average of 4.
