Growing community 3 miles from downtown Albany
Palmyra Heights' spacious lots and midcentury homes sit beneath the shade of mature trees. "The neighborhood is older and well-known. It's a nice, quiet neighborhood," says Peggy Brown, Realtor with Coldwell Banker/Walden & Kirkland and a city resident for 35 years. "Many first-time homebuyers are moving in because the prices are affordable." Longtime residents and newcomers often come together for neighborhood cleanups and holiday parades. While there are few retail options, the neighborhood is just 3 miles from downtown Albany, and an international grocery store is nearby.
Adjacent to Slappey Boulevard, the Palmyra Heights neighborhood is a nice location.

Palmyra Heights features midcentury houses and spacious lots
Tall trees create shaded canopies over the neighborhood streets. Most of the homes along Fifth, Sixth and Seventh streets feature vintage cottages and ranch styles with brick or clapboard siding, and many include small front porches and classic porticos. Square footage is generally under 1,300 square feet, and the lots are long and rectangular with paved driveways. It’s common for backyards to include practical backyard sheds. Prices range from $87,000 for two-bedroom properties to $150,000 for larger four-bedroom homes. Many neighborhood residences are in need of updates or renovations, but few homes are for sale. "Most of them are rentals now," Brown says about the neighborhood. "It has some pretty areas, but some parts are less well-kept." Most of the area is not in a flood zone, though some pockets near Palmyra Heights' north side are vulnerable to flooding. The neighborhood’s CAP Index Crime Score is a 6 out of 10, higher than the national average of 4.

Fresh Foods International Market is conveniently located
The neighborhood has little retail, but there are grocery stores and small businesses on North Slappey Boulevard. Pearly's Famous Country Cooking offers Southern breakfast staples and lunch, with food served on plates with dividers to accommodate all the sides and fixings. Downtown Albany and Albany Mall have more shopping options within a 5-mile radius. Brown highlights that downtown is experiencing exciting changes. "The downtown area is being revitalized with really nice restaurants and shops," she says. Fresh Foods International Market specializes in Asian, Pakistani and Latin American grocery items and Halal meats. Across the street is Family Dollar, and Food Lion is a mile north.
Hilsman Park has a playground and a walking trail
Hilsman Park is just a mile from the neighborhood on North Van Buren Street in Albany's Garden District. The Garden Center at Historic Rawson Circle has a small playground and a paved walking trail that loops around a spacious grassy area shaded by century-old trees. The Palmyra Heights Garden Club has been meeting here for decades. The Eighth Avenue Youth Sports Complex is a hub for local kids involved in youth sports, offering ball fields and a small playscape. Downtown Albany is 3 miles east, settled along the Flint River, where locals go to boat and fish.

On select weekends, neighbors organize "Stash the Trash" cleanups to pick up litter around the neighborhood. In December, the Garden Center at Historic Rawson Circle has annual holiday events, like a trolley ride around the park. In the same month, locals line the neighborhood streets, cheering on runners from their lawn chairs, during the annual Jingle Bell Jog.

"Football is huge here, especially at the high schools. People are really involved," she says.
6 miles from Southwest Georgia Regional Airport
Albany has no interstate, but U.S. Routes 19 and 82 are easily accessible within 3 miles of the neighborhood. "Because of the lack of interstate, it might keep bigger industries from coming here," Brown says. Residents are 85 miles from Columbus and 180 miles from Atlanta. LCCI is a local church on Fourth Avenue that serves as a community hub and outreach center. Southwest Georgia Regional Airport is 6 miles away, and Phoebe Putney Memorial Hospital is 2 miles south.
