Westover is a neighbor to Albany State University
One of Albany's biggest draws for new residents is the namesake Albany State University, and those living in the small neighborhood of Westover have immediate access to the West Campus. Much of the neighborhood's appeal is in its proximity to daily conveniences, from schools to large shopping areas, and it's very renter-friendly. "We used to be considered more of a retirement town, but once the college expanded, our demographic totally changed. Now it's important for us to have housing that students and new graduates can afford," says RaShaunda L. Muldrow, born and raised in Albany and the owner of The Real Estate Concierge.
Shopping near the Albany Mall
Albany's most prominent commercial area, anchored by the Albany Mall, is only 3 miles north of Westover. Here, residents can find daily errand stops such as Sam's Club, Lowe's and Publix, alongside several other national retailers. Local businesses line Gillionville Road at the neighborhood's south end, from the fresh produce at Mike's Country Store to the Mexican fare at Mi Casa.

Tift Park offers recreation and community
There are a few pocket parks within a mile of Westover, but Tift Park, with its large playground, tennis courts and walking trails, is only 4 miles away. Not only is it the oldest park in Albany, but on Saturdays, it's the site of the Tift Park Community Market. Vendors gather to sell local produce, artisanal crafts and specialty goods.

Westover is a rental-friendly community
Brick ranch style and cottages line the quiet streets of Westover, most built in the mid-to-late 20th century. While some houses in the neighborhood need restoration, many have been well-kept or renovated. It's more common for Westover residences to be up for rent rather than for sale because of their proximity to Albany State University West Campus. "The college has only gotten bigger, so we're focusing on mixed-income areas and renting," Muldrow says. There is little architectural variation, so home prices don't fluctuate much. When they do sell, it's typically for $150,000 to $250,000. The rent for most houses is in the $1,000 to $1,500 range. The neighborhood has a CAP Index Crime Score of 3, slightly below the national average of 4.

Public schooling with Dougherty County and Albany State University
Westover falls under the Dougherty County School System, and many local kids will start out at Lake Park Elementary, graded a B on Niche. Students head to Merry Acres Middle, graded a C, before going to C-rated Westover High. The high school has an A-minus grade for its diverse athletics offerings. Westover directly borders the Albany State University West Campus, which is also one of the city's largest employers.
Getting around via Route 19 and Route 82
U.S. Routes 19 and 82 are considered the major thoroughfares for getting around and outside the city. Southwest Georgia Regional Airport is 6 miles south and flies directly to and from Hartsfield-Jackson Atlanta International Airport via Delta. Just 4 miles west is the Phoebe Putney Memorial Hospital, the largest medical center in Albany. "Phoebe Putney is one of the city's biggest employers, and a lot of the college kids go to Albany State so they can eventually work at the hospital," Muldrow says.
