The area is mainly residential, with a collection of homes mostly built in the 1920s. “I would say it’s a mixture of families and renters,” says Nicole Wilkie, an associate broker with Howard Hanna Real Estate Services and head of the Red Dog Team. Wilkie has been working in the industry for 12 years. “There are sometimes student rentals because it's close to campuses and schools. Overall, I think people seek this area out because it's close to parks and has walkability. It’s near the city bus line and major roadways that lead to highways.”
Apartments, townhouses and multifamily properties cater to the neighborhood's high percentage of renters. Single-family properties come in a mix of classic styles, including Colonial Revival and Dutch Colonial Revival, as well as bungalows and Foursquares. “They’re older homes, some are historical, some are just really old, and the architecture is beautiful,” says Wilkie. She says most residents rely on street parking, but some homes come with private spots. Prices range from the lower $100,000s to the mid-$300,000s. The median sale price is $202,500, which is lower than Albany's median and lower than neighboring areas such as Pine Hills, Upper Washington Avenue and West Hill.
Nice long sidewalks can be found lining the streets with Colonial Revivals and Dutch Colonials side by side.

Beverwyck is a walkable area with sidewalks lining most streets and bus stops are along Washington Avenue and North Main Avenue. "It's kind of the best of both worlds,” says Wilkie. "Because you're outside of the downtown area, but you can still get there and enjoy what the city offers.” She says schools, colleges, shopping malls and dining are all close by. Taking the bus downtown usually takes less than 20 minutes. Drivers may use Central Avenue or Madison Avenue to reach the rest of the Capital District.
