Albany's Delaware Avenue is a triple-threat neighborhood, offering residents comfort, convenience and community. The community feels increasingly suburban, with single-family dwellings, driveways decked with basketball goals and children's bicycles strewn in spacious yards, making the neighborhood feel far removed from the city. But Downtown Albany — with all its amenities and bustle — is a mere three miles away. Residences in the neighborhood include detached and multifamily units on compact lots. You'll notice a mix of homes with brick and vinyl siding featuring stoops and front porches where neighbors socialize, according to Keith Wells, a sales and leasing associate with 518Realty.com, who has been selling homes in the area for nearly a decade. To sweeten the Delaware Avenue deal, there's a thriving sense of community, says Wells. "People are out and about. It's a very welcoming area, very friendly. It's something worth checking out,” he says.

Delaware Avenue, where homes sell fast
For a typical three-bedroom, traditional single-family home with bungalow architecture, residents can look to spend about $170,000 to $250,000. A two-family ranch-style residence will cost around $300,000, according to Wells, and these prices reflect the neighborhood's layout. "Price goes up a bit as you move west," he says. Like the rest of the region, housing inventory is low. Homes here typically spend a little more than a month on the market, Wells says. Most dwellings have proximity to one another with manicured lawns and modest sidewalks, where trees line the streets.

School-aged children may attend New Scotland Elementary School, which has a B-minus from Niche. For middle school, students often move on to William S.
