Builder’s legacy lives on in Mossman

The Mossman neighborhood of Albuquerque may appear buried in the northeast heights of the city, but this small community carries a name with an almost legendary ring to it. “The neighborhood was named after the builder, Clyde Mossman,” says Austin Wolff, real estate broker with The Lovely Home Company, who has 10 years of experience in the area. “If you live in Albuquerque, Mossman is synonymous with a well-built home. He only built in Albuquerque, and when I get a listing built by Mossman, it’s always the first thing I put in the description.” The neighborhood is centrally located, with solid midcentury homes perched conveniently for access to shopping centers, recreation amenities and commuter lanes.

Midcentury Mossman homes are prized for quality

Lawns in Mossman are often xeriscaped to accommodate native plants, but lots also feature drought-resistant leafy trees that give the area a vibrant splash of color in the autumn. Sturdy red brick ranch-style homes are common, along with Pueblo-inspired Southwestern houses with flat roofs and stucco siding. “We’re talking about quintessential midcentury modern homes, with high-pitched ceilings and double-sided fireplaces,” Wolff says. “They were mostly built in the 1970s and 1980s, and their inspections are nearly always flawless.” Home prices can range from $150,000 to $735,000, depending on square footage, build year and number of bedrooms.

Del Norte High offers business and health science career pathways

Most children in Mossman will be zoned to attend Governor Bent Elementary School, which earns a C from Niche. Cleveland Middle receives a B-plus and serves all but the southwestern corner of the neighborhood. Del Norte High School scores a B and offers multiple career and technical education pathways in business, information technology and health science. Albuquerque Public Schools offer parents the opportunity to apply for magnet programs, open enrollment and out-of-boundary transfers to find the right fit for their children. Admission is determined by lottery or available capacity.

Local park offers tennis, shaded green space and a pool

Montgomery Park on the west side of the neighborhood has a small playground, a public pool and a set of four tennis courts, along with open green space shaded by tall leafy trees in the summer. Other nearby recreation facilities include the Arroyo Del Oso Golf Course and the park at Winrock Town Center. “Winrock Park at the Town Center does a weekly farmers market,” Wolff says. “They also have afternoon concerts and yoga classes sometimes, so there’s always a lot going on.”

Coronado Mall and Winrock Town Center are minutes away

The closest grocery store to Mossman is the Smith’s on Louisiana Boulevard, but the neighborhood is also not far from the Target and Trader Joe’s by Winrock Town Center. Other shopping destinations are also close by. “The Coronado Mall is right there, maybe 5 minutes away from neighborhood homes,” Wolff says. “And there are plenty of good places to eat around both Winrock and Coronado, so you really are spoiled for choice when you live there.” Popular eateries include Cheese and Coffee and Weck’s, a local brunch chain. Fiesta Azul Tequila House is another nearby option.

Surface streets connect Mossman to important commuter lanes

Louisiana and San Mateo Boulevards form Mossman’s eastern and western boundaries, respectively. Both roads head south and connect the neighborhood to Interstate 40, the main east-west highway of the region. Residents can also take Montgomery Boulevard to Interstate 25, one of the most direct routes to the Albuquerque International Sunport.
