Foothill trails, fun centers and a new Flix Brewhouse movie theater
Panorama Heights is less than two miles from the sandy trails that trace the foothills of the Sandia Mountains. Along the north side of the neighborhood, a bike trail follows the Embudo Arroyo before continuing along the east side of Tramway Boulevard. Before it reaches the boulevard, it loops a figure eight in Crestview Heights Park, which has a playground and a wooden pedestrian bridge over Tramway Boulevard.The neighborhood also has a few indoor entertainment options. The Hinkle Fun Center has a mini golf course, laser tag, bumper boats, a bungee jump trampoline and a rock-climbing wall, among other things. Flix Brewhouse is opening its Albuquerque Tramway location in the same plaza in May 2025. “You can go in, get a beer and watch a movie. It’s like a dine-in, a movie theater and brewery all in one,” Livingston says. “We have one on the other side of town, so it’ll be nice to have one over on this side, too.”
Single-family homes, townhouses and apartments in Panorama Heights
Panorama Heights presents a range of housing options, from single-family homes and townhouses to several apartment complexes along Tramway Boulevard. In fact, about 70% of residents rent their homes, and apartment complexes make up almost 50% of the area’s property mix. Detached single-family homes sit in a fan-shaped area north of Constitution Avenue, fetching between $285,000 and $490,000. Largely built throughout the 1970s, the neighborhood’s single-family homes range from ranchers and A-frame bungalows with attached garages to adobe-style structures.Two-bedroom Pueblo Revival townhomes from the 1970s and 1980s are scattered throughout the neighborhood as well, mostly going for $250,000 to $300,000. Units often come with courtyards and private outdoor living spaces. Monthly homeowners association fees for some townhomes range from $20 to $200, and those on the higher end go towards amenities like community pools.
Nearby public schools and a National Blue Ribbon charter academy
Chelwood Elementary School, which receives a C grade from Niche, is within a mile of most homes in the neighborhood. After Chelwood Elementary, local students may enroll at Jackson Middle School, followed by Manzano High School, both of which score B grades. Teenagers may choose from 15 athletic teams and over 40 clubs and organizations to join at Manzano High.On the very south end of the neighborhood, the Albuquerque School of Excellence—earning an A-minus—is a K-12, STEM-focused charter school that prepares its students for collegiate education. Though it’s free of tuition, acceptance is decided by a lottery application system. The school earned a National Blue-Ribbon School award in 2022 and became a National Elementary and Secondary Education Act (ESEA) Distinguished School the following year.
Casual Mexican and New Mexican restaurants and sky-high fine dining
Taco H Mexican Grill serves specialties from south of the border on the southernmost stretch of the neighborhood. Posters of cultural icons like Frida Kahlo and Mexican actress Maria Felix decorate the restaurant’s walls, and dishes come on wooden carving boards or clay plates painted with flowers. More Mexican and New Mexican eateries—like Stufys Restaurant, Perea’s New Mexican Restaurant and Federico’s Mexican Food—are located along Juan Tabo Boulevard about a mile west, near an Albertsons Market.“There’s a restaurant at the top of the Sandia Peak Tramway, so that’s popular for dates,” Livingston says. TEN 3, referring to its altitude of 10,300 feet above sea level, affords diners a spectacular view of the city and the desert below. Its fine dining menu includes delicacies like crispy Cornish game hen, Kurobuta pork tenderloin and chophouse cut prime rib. “My daughter works there, and she’ll tell you, it’s always busy,” Livingston says.
Interstate 40 and Lomas Boulevard connect to downtown Albuquerque
Most of the neighborhood’s apartment complexes are located along Tramway Boulevard, the city’s largest easternmost thoroughfare. Tramway Boulevard eventually connects to Interstate 40 in the south, which commuters can take to downtown Albuquerque, less than 13 miles away. Lomas Avenue stretches along the southern side of Panorama Heights, runs west past the University of New Mexico’s campus and continues to downtown Albuquerque, serviced by a free ABQ RIDE bus route.
