A single-family homes neighborhood, close to the Sandias
Peppertree-Royal Oak is about 12 miles northeast of downtown Albuquerque. The neighborhood, with its name often shortened to "Peppertree," is close to the Sandia Mountains to the east, which, in addition to views, provide countless opportunities for outdoor recreation. Peppertree is also adjacent to state Route 556, which is Tramway Boulevard, commonly known as "Tramway." That thoroughfare spans 15 miles from north to south. "Peppertree is just a really great area, with custom homes built by quality builders. It has proximity to good schools," says Mike Haley, associate broker with Coldwell Banker Legacy Realtors.
1980s and '90s homes often under $800K in Peppertree
The neighborhood expands on the tree theme with streets such as Persimmon Avenue, Balsa Place, Teakwood Trail and Summertree Road. In addition to all the trees, yards often include hedges, shrubs, drought-resistant plants and hardscaping.Many homes date to the 1980s or early 1990s and have Pueblo-style elements like flat roofs and adobe finishes or Mediterranean and Spanish influences like archways and clay tile roofs. There is a limited supply of homes on the market in this sought-after area. In the 12 months before February 2025, sales ranged from the high $300,000s to the mid $700,000s. One pricing factor is size; these single-family homes ranged from 1,600 square feet to 3,200 square feet.Peppertree-Royal Oak has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
Peppertree/Royal Oak Residents Association is active
The Peppertree/Royal Oak Residents Association (PRORA) fosters communication while protecting the residential environment and promoting community interaction and well-being. The association hosts various events, including a July 4th parade, ice cream socials and an annual garage sale. The area is divided into districts, each served by a board member, and annual dues for PRORA are $25.
O'Keeffe Elementary, Eisenhower Middle and Eldorado High
Georgia O'Keeffe Elementary School earns an A grade from Niche. Eisenhower Middle School has an A-minus and Eldorado High School has an A. Albuquerque Public Schools has district magnet schools as well.
Prospectors Ridge Park and Desert Park are close by
West of the neighborhood is Prospectors Ridge Park, which has walking paths, open space and a playground often visited by students from the adjacent elementary school. To the east, there is High Desert Park, with a playground and basketball and tennis courts. About 4 miles north of Peppertree, Ice Arenas is open to the public for recreational and figure skating and ice hockey.
Shopping along Tramway, Eubank Boulevard or Academy Road
North of the neighborhood, near the intersection of Tramway and Academy Road Northeast, there's a shopping center with an Albertsons Market. Additionally, within several miles, Tramway offers a variety of retail and dining options. To the south, those include Glenwood Village Shopping Center and The Bridges on Tramway, which has eateries and Boxing Bear Brewing Company. To the west, there are more places to shop and dine off Eubank Boulevard and Academy Road.
Wilderness, Sandia Foothills hiking and an aerial tramway
Access to nature in the Sandia Foothills is a plus for northeast Albuquerque residents. "We have hundreds of miles of trails throughout the city. And there are numerous walking and hiking trails very close by," Haley says. South of Peppertree, Bear Canyon Open Space has varying terrain and trails used by hikers and mountain bikers. It's advised to keep an eye out for rattlesnakes and other wildlife.The Sandia Peak Tramway, the longest aerial tramway in the Americas, is about 5 miles to the north. In addition to being a tourist attraction, the tramway is a mode of transportation that experienced skiers with equipment can use to get to the Sandia Peak Ski Area without driving more than 30 miles.
Tree-named streets, bus stops and major roads
Peppertree is a walkable neighborhood with tidy sidewalks. Short streets and many cul-de-sacs contribute to the lack of traffic, though people living on the east side, which is closest to the Tramway, may experience some road noise. There are ABQ RIDE bus stops along Lowell Street Northeast. Tramway and Spain Road Northeast include bike lanes. To the north, state Route 423, known as Paseo del Norte Boulevard, runs west from Tramway across the city. It's about a 16-mile trip from Peppertree to reach Albuquerque International Sunport, for commercial flights.
