Mountainside community with milder weather than that of Albuquerque

Planted amidst the East Mountains, along the tree-dotted eastern foothill of Sandia Crest, San Antonito offers cooler temperatures and a greener setting than the high desert of Duke City. “We get all four seasons,” says Nikki Dauphin, a Realtor with Coldwell Banker Legacy who lives in the East Mountains herself. “We get snow, we get a nice, beautiful spring and then we get a hot summer. But it’s not as hot as Albuquerque. And the falls are just beautiful.” Mountainside homes come with acreage and a rural lifestyle, where gravel lots run through residential areas and local businesses are the heart of the community.

Cabin-style homes with acreage, studios and barns in the East Mountains

Homes in San Antonito sit on heavily wooded lots—those that make up the Pinion Ridge Estates community are shrouded by dense treescapes or privacy fences, while properties across the rest of San Antonito rest on grassy lots on sandy, gravel roads. Wooden cabin-style homes built from the 1960s through the 1980s are common, fetching between $315,000 and $475,000. Homes often come with wooden decks, where residents can peer out onto the rolling landscape and the pine forests of the East Mountains. Most properties come on lots between half an acre and 2 acres in size with detached workshops, studios and barns to accommodate a variety of hobbies.The CAP Index Crime Score in San Antonito is 1 out of 10, which is significantly lower than the national average of 4.

Hiking and equestrian trails in National Forest and nearby open spaces

The Cibola National Forest—or simply “National Forest,” as locals like to call it—stretches for miles west of San Antonito, covering the eastern grade of Sandia Crest. Forest trails near the neighborhood, like the Armijo Trail 222 and the Cienega Equestrian Trailhead, are designated for hiking, mountain biking and horseback riding. The San Antonito Open Space was one of the first natural preserves acquired by the city of Albuquerque; its piñon-juniper woodland sprawls across more than 160 acres in the south of the neighborhood, creating a natural habitat for deer, coyote, fox and the occasional bald eagle. Just north of the neighborhood, five baseball diamonds, a rectangular field, a playground and a dog park are clustered in front of the Vista Grande Community Center, which offers before- and after-school programs for local children.

Located at the intersection of two major regional thoroughfares

The heart of San Antonito is located where two of its major thoroughfares meet. Frost Road, also known as New Mexico state Route 306, traverses the neighborhood from east to west, eventually becoming New Mexico state Route 536 and scaling Sandia Peak in the west. New Mexico state Route 14 traverses San Antonito from north to south, where it intersects with Interstate 40. Commuters can the state route north to Santa Fe or south to the interstate, which they can use to reach downtown Albuquerque, about 25 miles away.

Community events at Lantern Ridge and local music at Lazy Lizard

Two of the community’s eateries are also situated near the intersection of Frost Road and New Mexico state Route 14. The Lantern Ridge Farm Market is a combination of a restaurant, a café, a market and a plant nursery housed in a bright white Pueblo-style building. “It’s like our crown jewel,” Dauphin says. “They’re always open, and they are always doing events for the community, like stuff for the 'Big Game' or couples’ dinners for Valentine’s Day. They are very creative, and they’re always thinking of how they can serve the community.”

Farther south, The Lazy Lizard is next to a Shell, the only gas station for miles. Colorful lizard decorations scale the establishment’s walls, hovering above pool tables and a staging area that welcomes local bands from time to time. Triangle Grocery is a little over 3 miles to the south.

A-minus-rated primary schools filter into Manzano High

Local students may start their education at San Antonito STEM Magnet Elementary School and Roosevelt Middle School, both of which earn A-minus grades from Niche. They may then move forward to Manzano High School—maintaining a B grade—where they may choose between more than 40 extracurricular organizations and 15 athletic teams to join. Manzano High’s School-Based Health Center offers little- to no-cost health services, like immunizations, sports physicals and counseling, to students thanks to a partnership with the New Mexico Department of Health and the University of New Mexico Health Sciences Center.
