Situated the west of the Rio Grande River and east of vast undeveloped desert terrain, Seville encompasses the laid-back lifestyle synonymous with Northwest Albuquerque. “It’s a really great neighborhood and very quiet considering we live in Albuquerque,” says Brenda Fernadez, owner of U~Neat Creations and longtime Seville resident. “It’s nice to have some space out here, but we are not far from everything.” Not far are the restaurants on Unser Boulevard and the shopping opportunities in the Cottonwood Mall area. Also nearby are abundant recreation opportunities, like the community’s namesake park, well-rated schools and Central New Mexico Community College’s Westside Campus directly west.

These properties sit back from narrow sidewalks, which wind past basketball hoops and provide views of the distant Sandia Mountains to the east. Homebuyers can expect a price range from $300,000 to $500,000, depending on size and condition.

Cibola High School offers CTE courses and a community college sits next door

Albuquerque Public Schools serve Seville children and has a B-plus grade on Niche. Sunset View Elementary School earns a B-plus, and Tony Hillerman Middle School scores an A-minus. Cibola High School has a B-plus and offers Career and Technical Education, where students can earn college credit courses within programs of study like automobile and culinary arts. Seville Park is within a mile walk or bike ride from every home in the neighborhood. “The kids tend to frequent that park, especially during summer when school is out,” Fernandez says. “You’ll see them there playing basketball and such.” She mentions A Park Above, 3 miles northeast, as another local hotspot. Its various facilities include a splash pad and a series of playgrounds that cater to children of all ages and abilities. Paradise Hills Golf Course, 3 miles southeast, offers an 18-hole public course, and the trails of Piedras Marcadas Canyon just south of the greens showcase Indigenous artifacts of the Petroglyph National Monument.

Unser Boulevard, accessible 2 miles east, features chain restaurants and locally owned eateries. M’tucci’s Moderno serves traditional Italian fare, with staple menu items including mushroom soup and shrub cocktails. The corridor leads north to Southern Business Park & Plaza, where residents can pick up groceries from Walmart Supercenter and El Paisano Market, which sells Mexican goods. The entire city gathers for Albuquerque International Balloon Fiesta

Albuquerque International Balloon Fiesta is the city’s staple event and the largest of its kind worldwide. The festival takes place over nine days in early October, with activities including live music, skydiving showcases and the Mass Ascension, when more than 500 hot air balloons head to the sky. “If you’ve ever seen a hot air balloon, they are fabulous,” Fernandez says. “But when you are in a field with thousands of people and the balloons fill the sky with colors, it’s another feeling,” Fernandez says.

Downtown commutes and Rio Grande River bridge delays

Downtown Albuquerque is a 13-mile drive southeast via Unser Boulevard. Albuquerque International Sunport is 7 miles farther in the same direction. State Route 45 passes 4 miles east and connects the neighborhood to Interstate 40, 9 miles south. Presbyterian Rust Medical Center is situated closer to home, 3 miles east. Fernandez notes that traffic around the neighborhood is not bad, but getting across the river to the east side can take some time due to bridge backups. “Most families on this side of town stay on the west side,” she says. “I always hear people say, ‘Ugh, we have to cross the river.’”
